a. Brief history

Dat Xanh Mien Bac is a member company of Dat Xanh Group, one of the leading brands in the
fields of real estate investment, construction, management, and distribution in Vietnam.
Northern Green Land Real Estate and Services Joint Stock Company was established on
5/7/2010 with 23 employees and 1.7 billion dong in profit. Dat Xanh Mien Bac has the mission
of being a professional, transparent, and highly reputable real estate distributor with customers
and a bridge between customers and investors with projects across the country. Dat Xanh Mien

Bac has astonishingly accelerated after 13 years of growth, becoming Vietnam's top option for
real estate distribution and leasing. In particular, the business has steadily strengthened its
position in the real estate investment sector, helping to drive up sales and profit year after year
despite market challenges.
b. Vision
The vision of the company is to take the top position in Vietnam as a supplier and rental agency
for real estate and to expand internationally. To rise to the top of the real estate investment, trade,
distribution, and rental industries in Vietnam during the next five years. Continue providing the


service completely and professionally, while creating the greatest and most pertinent values. In
the future, Dat Xanh Mien Bac will need to expand into the worldwide market and establish
itself as an important contributor to the economy. Additionally, the company's market
capitalization will reach $10 billion USD in the following ten years.
c. Mission
Dat Xanh Mien Bac’s mission is to contribute to the revolution in real estate purchasing and
selling behavior by offering outstanding goods and services. Additionally, Dat Xanh Mien Bac
consistently attempts to achieve the highest level of customer trust, transparency, globalization of
real estate buying behavior, and enhancement of life quality.

The company's core values are expressed in 4 words: Aspiration - Professionalism - Integrity –

3. Business sector/industry, business size
a. Business sector
The following are the business sectors of Dat Xanh Mien Bac: distribution and consultancy in
real estate; investment in and development of real estate projects; management and leasing of
real estate; and building civil engineering projects. Dat Xanh Mien Bac also offers consultancy
services for interior design, real estate company restructuring, real estate business digital
transformation, and consulting and implementing marketing for real estate.

Currently, the company has about 3000 employees working in more than 30 branches & 16
member companies across the country. In which, 46.9% of employees have been with the
company for more than 3 years.
The total capitalization of the company in 2022 is about 13,200 billion. And the company's total
revenue in 2022 is VND 1,300 billion. However, in the first months of 2023, due to limited
capital into the real estate market, supply and liquidity reduced, the capitalization of Dat Xanh
Mien Bac (including trading floors) decreased by half compared to 2022.


4. Product line and market segment
a. Production lines
Dat Xanh Mien Bac provides a variety of products and services related to 2 main areas: real
estate and consulting services.
In the real estate industry, Dat Xanh Mien Bac offers retail and distribution services, real estate
project investment and development activities, the completion of construction projects and the
building of all types of houses, services for the exploitation and leasing of all types of real estate
and building management services.
Regarding consulting services, at present, Dat Xanh Mien Bac is providing interior design and
construction consulting services, sales management consulting services, planning consulting
services; real estate business restructuring consulting services; consulting services "digital
transformation" for real estate businesses and marketing implementation services for real estate
projects.
In addition, Dat Xanh Mien Bac also added business items related to S-Farm (business items
related to agricultural products).
b. Market segment
Currently, Dat Xanh Mien Bac has about 12 trading floors and offices under Dat Xanh Mien
Bac. In addition, there are 15 affiliated brands, such as Viethomes Real Estate Joint Stock
Company, S-Tech Technology Limited Liability Company, etc.
Target customers of Dat Xanh Mien Bac are individuals, businesses, and investors across the

country. Dat Xanh Mien Bac is the bridge connecting customers and investors with projects
across the country., etc.Dat Xanh Mien Bac wishes to bring quality real estate products and
services, and outstanding investment opportunities to customers from all over the world: China,
Korea, Japan, Singapore, Hong Kong, Taiwan... Besides, the company is also a strategic partner
of 84 corporations, banks, and large and small companies, such as Vingroups Group, Sun Group,
Tan Hoang Minh Group, Joint Stock Company Bac Ha Group, Vietnam Joint Stock Commercial
Bank for Industry and Trade, etc.


5. Competitors
Dat Xanh Mien Bac is one of the leading real estate companies in the North Central region and
the North of Vietnam. However, the industry of real estate is highly competitive, with many
competitors. Some competitors of Dat Xanh Mien Bac are, Tan Hoang Minh Group,
Vingroup,ect. Despite having numerous rivals, Dat Xanh Mien Bac has consistently been a
reliable business for customers.
6. Organizational chart
The Dat Xanh Mien Bac organizational structure is based on the functional model, which means
that departments are organized hierarchically according to certain responsibilities and roles. In
particular, Dat Xanh Mien Bac arranges their equipment as shown in the diagram below:


II. PLAN OF MY INTERNSHIP PROGRAM
1. A brief introduction of the Customer Service Department of the Sales and
Marketing Division.
I was given the chance to work as a sales trainee in the high-class business department of Dat
Xanh Mien Bac. The business department is one of the important departments in the sales and
marketing devision of Dat Xanh Mien Bac company. The sales and marketing department at Dat
Xanh Mien Bac is in charge of receiving information about the company's projects, identifying
potential clients in the service and real estate industries, as well as comprehending client needs.
The sales department is also responsible for marketing and offering the company's goods and

services to potential clients in the real estate and service sectors. Moreover, this department
performs customer care activities after customers have used the company's products and services
in order to ensure customer satisfaction and create long-term relationships with customers. The
sales and marketing department of Dat Xanh Mien Bac Company plays an important role in
bringing the company's products and services to customers, creating value for customers, and
contributing to the development of the company.
2. The starting and ending dates of my internship.
As agreed upon, I worked for my internship for 2 months, from February 28, 2023 to April 28,
2023. Even though I have a fairly flexible schedule, I still need to work at least 20 hours every
week.
3. Orientation for internship
I've been interested in math and sales since high school. I thus decided to major in finance and
banking in FMT at my four-year university to express my passion for and aptitude for math and
to develop a critical and vital knowledge foundation in finance and sales business. As a student
of FMT with a wealth of knowledge in both finance and business, I believe that doing business is
one of my career options in the future. Hence, I chose the sales internship to provide me with a
greater understanding of the realities of business-related work in organizations. And it's also a
great chance for me to use the knowledge I've learned in practice. In addition, I wish to improve
and develop the abilities required to get ready for the official job market.


4. Training/coaching I was provided.
As a sales intern at the company, I was first trained on how to find potential customers based on
raw customer data. Besides, I was assigned the task of receiving information about the
company's projects to advise and introduce the services and real estate to customers who are
interested in.
I received instructions on how to gather data, prepare statistics, and produce reports regarding the
costs and information of advertised and sold condos, villas, shophouse, etc. I was also given
guidance on how to handle customer care while doing sales activities, including product
introduction and client counseling. Fortunately, the person managing my internship had

experience in sales and marketing, so I gained a basic understanding of sales-related work,
especially about the real estate sector.
5. Generalized description of Internship responsibility
My responsibility at Dat Xanh Mien Bac is to receive information about the company's projects,
find potential customers and seize the consumer psychology, check price statistics of the
company’s project listed. At the same time, support customers when needed.
III. Major Assignments
1. Receiving information about the company's projects.
Dat Xanh Mien Bac is a big real estate company, and provides large-scale real estate project
distribution services (up to now, the company has nearly 800 projects) such as apartments,
townhouses, commercial townhouses, villas, land plots, shophouse, offices, commercial space,
housing for rent,etc. My main task is to understand the requirements and information about the
company's real estate projects. This information includes location, area, price, design, utilities,
intended use, implementation time, and other requirements related to the project. All information
related to this project needs to be understood so that it can be easily communicated when the
customer needs it.
2. Finding potential customers.
For a company related to real estate, finding potential customers who are interested in the
company's projects is essential. Therefore, after receiving the information related to the project, I


was assigned the task of finding potential customers who are interested in the project based on
the available data series of the company including “hot” data (which have gotten when running
advertisement) and “cold” data (which based on the loyal customers of company and the
residents of other projects that company sold). To find potential customers, I use various tools
and mediums, such as the company's real estate website (bds.com.vn), social networks such as
Facebook, and direct calls to customers. However, finding potential customers still depends on
identifying the right potential customers and combining advertising and marketing methods to
bring information to the right target audience. Therefore, I was also trained by the company to be
flexible and analyze the right audience and the right needs in accordance with the company's

projects. After finding potential customers, I need to contact them as well as meet face-to-face to
advise them on real estate projects that they are interested in. Besides, provide them with detailed
information about utilities, prices, area, legal, and other information related to the project. At the
same time, I also had to learn how to build relationships with customers to maintain long-term
relationships and find sales opportunities in the future.
3. Consulting and customer care.
Real estate-related projects have a lot of information, so there are always a lot of interested
customers. Therefore, when customers may have questions about the company's products,
services, or projects, I need to answer these questions clearly and in detail. In addition, when I
was assigned the task of consulting, supporting, and taking care of customers, I needed to learn
how to convince them as well as create curiosity about the projects of my company for customers
based on criteria such as the utility of projects and advantages of that. In particular, when
introducing products and projects, I need to pursue customers of the superiority of the products
and projects and explain to them the benefits of investing in products as well as buying
apartments and condominiums from the company.
4. Entering transaction figures and statistics, and reporting to the person in charge.
I also had the responsibility of entering transaction figures and statistics, reporting to the person
in charge, and collecting data linked to pricing for flats, villas, apartment, ect, that were to be
sold.

a. Strengths
After 2 months of internship, I realized that Dat Xanh Mien Bac company has many strengths.

The first relates to reputation and experience. After 13 years of formation and growth, the Dat
Xanh Mien Bac has continued to strive for and adhere to the four basic principles that were
established from the very beginning of its operations: Aspiration, Integrity, Professionalism, and
Humanity. These criteria are set out and required to strictly follow the rules and regulations of
the entire system of Dat Xanh Mien Bac and its member companies. Dat Xanh Mien Bac has
continued to be a companion unit that carefully monitors the real estate market since 2015, when
the Northern market was only beginning to expand pretty aggressively. Increasingly reaffirming
our position as a dependable and qualified real estate company, bringing security to all of our


customers as well as to real estate investors around the nation, particularly in the North. Dat
Xanh Mien Bac is one of Vietnam's top 10 real estate distributors as of 2022.
Second, in order to achieve these achievements, the company places the human factor as the
most important factor, which determines the reputation and success of the company. Hence, all
employees of the company are trained in a methodical and professional manner. Although I have
only worked for 2 months at Dat Xanh Mien Bac, I can clearly see the professionalism and
expertise of my colleagues.
Third, Dat Xanh Mien Bac is notable for having a highly successful marketing strategy. Effective
marketing techniques are used by Northern Green Land Company to increase visibility and
attract clients. Promotions, product promotion events, brand positioning, the development of
high-quality content, etc. are all expertly executed to attract customers' attention.
Last but not least, Dat Xanh Mien Bac consistently offers a wide range of high-quality items,
including flats, villas, land plots, shophouses, and urban areas. This facilitates client diversity
and revenue source diversification for the business. Products made from Dat Xanh Mien Bac that
are put on the market are open, transparent, and supported by law.
b. Weaknesses
Besides strengths, the company also faces weaknesses. First, lack of human resources. As a
company related to real estate, Dat Xanh Mien Bac must always look for potential customers for
the company's projects. Therefore, relatively high labor resources are needed to help the
company easily reach customers. However, some new sources of labor are not enough to meet

the professional requirements and minimum qualifications for businesses, and someone is lack of
patience when doing job, then they give up. Consequently, the company constantly has to
continuously recruit.
The second is about high workload and working frequency. A job that requires employees to do
many things at the same time. For example, in the sales and marketing department of Dat Xanh
Mien Bac, I had to take over the project of finding potential customers, consulting and taking
care of customers, coordinating appointments with customers, and checking prices of apartments,
etc. And these jobs all require high KPIs that lead to pressure and stress and reduce work
efficiency.
c. Opportunities


Nowadays, the North has enormous potential for real estate development, particularly in major
cities like Hanoi, Hai Phong, Thai Nguyen, Quang Ninh, etc. As a result, Dat Xanh Mien Bac
has the chance to develop its operations and revenue. Additionally, Dat Xanh Mien Bac is
continually improving the use of digital technology in its real estate business with the goal of
enhancing management efficiency, lowering costs, and maximizing profits. Because of the
continuing development, Dat Xanh Mien Bac is one of the top real estate firms in Vietnam
nowsadays.
d. Threats
The real estate market is an extremely competitive market with the appearance of many different
large and small companies. For Dat Xanh Mien Bac, competition is one of the company's main
challenges. The first is price competition. Real estate is a competitive price market, and
competitors can put pressure on the prices of company's products and services. They may offer
the same products and services at lower prices, or they may focus on different market areas to
achieve price differentiation. Therefore, this also greatly affects Dat Xanh Mien Bac.
Besides the difficulty of market competitiveness, the overall economic condition has a
significant impact on Dat Xanh Mien Bac. Business activities at Dat Xanh Mien Bac may be
influenced by the economy and governmental policies, particularly under challenging
circumstances like inflation, capital constraints, and intense rivalry. Currently, the increase in

interest rates has greatly affected the real estate situation in general and the Dat Xanh Mien Bac
in particular. However, Dat Xanh Mien Bac still sold some projects even though the results
decreased by about 40-50% compared to the good time of the market. Apartment projects
recorded transactions such as Masteri West Heights, Hoang Thanh Pearl, Imperia Smart City.
2. Strategic/ Operational problem analysis and its solutions
a. Problem identification
 Lack of human resources
Dat Xanh Mien Bac is a big real estate company; however, the company also faces the problem
of lack of human resources. As mentioned above, the company always needs a large amount of
labor for the customer service department as well as for the trading floors under the company's
sales and marketing department. A large number of workers will support the purpose of finding
potential customers for the company and help real estate projects as well as the company's


services reach more customers. Although the company still regularly applies methods of
recruiting more employees with good salary and benefits, the staff recruited in this field are
mostly inexperienced, lacking in expertise and ability to adapt to new jobs. As a consequence,
the company still fell into a shortage of human resources at the trading floors under the company.
 Large workload, high working frequency and high KPI pressure
Dat Xanh Mien Bac has to regularly receive new projects, handle problems arising during project
implementation and manage many customers. This requires employees to work continuously and
can face pressure and stress at work. In addition, KPI pressure is also one of the challenges for
employees of Dat Xanh Mien Bac. The staff has to complete the targets and goals set out within
the given time limit, while ensuring service quality and customer satisfaction.
b. Consequences of the current problem
The first is about the shortage of human resources. The shortage of workers will reduce the
ability of the company to complete tasks and projects on time, which will affect revenue as well
as the customer's trust in the company. Detailly, when Dat Xanh Mien Bac is in projects, that
lack of human resources can lead to not enough people run the project; therefore, the quality of
work reduces and waste potential customers. Besides, the shortage of human resources will

affect the company's products and quality. This will put pressure on the company's product
quality competition compared with rival companies.
The next issue related to the worker shortage will increase workload and working frequency. It
means that the remaining staff will be under additional pressure and stress since they will need to
take on more duties and put in more hours to make up for the shortfall. This may lead to certain
issues. Detailly, employee health and wellbeing issues can result in exhaustion, a feeling of
burnout, and poor performance.
The shortage of personnel will lead to a large employee workload and high working frequency.
This will increase pressure and stress for the remaining employees, as they have to take on more
responsibilities and work longer hours to make up for the shortfall. As a result, this problem can
result in a number of health and mental problems for employees, causing fatigue and a feeling of
burnout and leading to poor performance. The staffing shortage is related to the high workload,
high frequency of work which I mentioned as one of the weak points of the company.
The last is high pressure on KPI. It is clear that the achievement of KPIs is essential to the


current business environment. However, the company may suffer if it is under too much KPI
pressure. Particularly, when there is too much pressure to meet KPIs, companies and staff may
place too much emphasis on reaching targets and neglect other aspects like product quality,
customer service, and business ethics. In other words, Dat Xanh Mien Bac has to solve this
problem.
c. Solutions
To solve the above outstanding problems, I would love to propose some solutions to improve this
situation.
Firstly, to solve the problem of a lack of human resources, the company should have recruitment
campaigns effective in some website such as TopCV, Viecnhanh 24h, Ybox,ect in order to find
the suitable people. In addition, the company can increase training to develop skills and improve
the capacity of current employees. Besides, in order to keep the human resources at the company,
Dat Xanh Mien Bac needs to provide better compensation regimes related to salary and
necessary allowances and company should connect to new employees regularly to understand

what the troubles employees meet during the working. Moreover, the company can also consider
flexible working modes. If the company allows employees to work from home for at least a few
hours a week or allows employees to flexibly enter and exit hours as long as they ensure the
specified number of working hours in a day, the company will attract many candidates.
Second, to overcome the problem of high workload and high frequency of work, the company
needs to rethink the work allocation and increase the efficiency of the work process. Allocating
work to the right people will help save more time and energy for employees. In addition,
handling the problem of lack of human resources is also one of the solutions to reduce work
pressure and high working frequency for employees. Moreover, the company needs to strengthen
the cooperation between departments in the company to reduce the amount of work placed on
each individual.
Thirdly, in order to lessen the issue of excessive KPI pressure, the company needs to establish
sensible and adaptable KPI goals and give staff members the resources and tools they need to
meet those goals in an effective and sustainable way. Additionally, the company has to actively
develop policies that reward and fairly evaluate workers who put in a lot of effort while also
maintaining a fair assessment of these workers' efforts to raise the standard of their performance.
They have the chance to develop and improve as a result.


V. Reflection on Internship
1.

Knowledge acquired.

Through my internship with a business position in Dat Xanh Mien Bac, I have learned and
applied a lot of knowledge from the subjects I studied at FMT, which are Strategic Management,
Financial Modeling, Business Communication, etc. Specifically, I have gained the ability to
communicate with customers, persuade customers, and analyze customer psychology. In
addition, I also learned the basics of real estate market analysis and case handling. Enter and
report relevant figures on price lists for company projects.

2. Skills learned.
After two months of internship at Dat Xanh Mien Bac, I have acquired a wealth of knowledge
and abilities that are crucial to my job.
First and foremost, I developed my communication and persuasiveness skills. I now know how
to interact with customers, coworkers, and partners efficiently. At the same time, I learnt how to
use communication abilities to settle conflicts and find solutions to problems. The sales trainee
also improved my capacity to perform under pressure and help me get closer to the actual
workplace.
Second, I learned basic sales skills. Specifically, I learned how to build good relationships with
clients, provide solutions and answer their questions to help them make real estate purchasing
decisions. I will also learn how to make price proposals and negotiate to achieve sales goals.
Third, I obtained time management and organizational skills for handling regular tasks in order
to meet company goals and KPIs. In addition, I discovered how to take initiative in my work
rather than constantly seeking assistance from others.
Last but not least, I've developed and practiced my teamwork skills more. I've gained the ability
to pay attention to my coworkers' viewpoints so that we may assist and aid one another in
achieving the best results for the tasks we are given.
In short, working as a sales intern at Dat Xanh Mien Bac helped me develop important skills in
the real estate sector in particular and sales in general, and at the same time provide me with


valuable insights and practical knowledge to apply in the coming job.
3. Observed attitudes and gained values.
Through my internship at Dat Xanh Mien Bac, I realized that an observed attitude is one of the
most important factors in work. It determines the suitability of the job for me. As an
inexperienced intern, you need to be proactive, honest, dedicated, enthusiastic, progressive,
focused on learning, listening and applying work-related practices, then you will receive
enthusiastic help as well as respect from everyone.
The value gained from the business internship at Dat Xanh Mien Bac is the practical experience
in a professional working environment which helps me better understand the business

environment and difficulties as well as the challenges I will face in my future work.
All the skills, values and lessons that I have gained from this internship will be a foundation for
me to make the right decisions for my career path.
4. The most challenging task performed.
For me, the most challenging task as a sales intern was finding potential customers and seize the
customer psychology, i.e., how to customers more reliable on the projects of company. This is
the most crucial part of the business, but it is not the easiest. Because in a data series, not all
customers were interested in the company's projects. Sometimes I had to encounter customers
who were really difficult and made it hard for me to exchange information. The first time I
encountered that situation I didn't know how to handle it and was extremely confused. However,
under the enthusiastic guidance of the person in charge, I gained a lot of experience in handling
tricky situations and got used to the workload later.
VI. INTERSHIP SUMMARY
1. Experienced
My time spent interning at the Dat Xanh Mien Bac was really beneficial and significant to me.
I've gained a lot of knowledge that will help me in my future career, particularly in the areas of
communication and persuasion. I knew this ability throughout my business communication
course at university, and I have completely used and exercised it at Dat Xanh Mien Bac. In
addition, I am better informed about real estate, legal processes involving real estate, and the real


estate market. I also understand the real estate purchasing and selling procedure.
Moreover, I also gained a lot of other crucial skills, like teamwork, analytical and problemsolving abilities, data management and organization abilities, and sales abilities. I want to
express appreciation to the company in particular for teaching me how to be proactive at work,
quickly responding to difficult situations.
2. Lessons learned.
Internship at Dat Xanh Mien Bac company has brought me with many valuable practical lessons.
I understand that in work, an attitude towards assigned work is extremely necessary. Progress,
honesty, initiative, willingness to learn are the key factors needed for the job. Interning in a big
company like Dat Xanh Mien Bac, I learned the seriousness and professionalism at work, which

is essential for my future career. In addition, the internship helps me to be more active and
balanced as well as more active between studying and working. All the lessons I learned from
my internship are valuable lessons that I should keep in mind.
3. Future opportunities.
Working in an environment as professional as Dat Xanh Mien Bac is a fortunate opportunity to
guide my future career. My initial goal is to get a good bachelor's degree on time at university.
Besides, I'll try out other positions as a tax consultant, an accountant, or an auditor in some
foreign companies like Grant Thornton. Additionally, I will use the useful knowledge I gained
from my internship at Dat Xanh Mien Bac to prepare for my career. Moreover, I will learn
through daily skill development and self-improvement so that I may perform at my best in any
circumstance. I want, no matter what working environment I am in, to be able to proudly tell
everyone that I am a student of Hanu and an FMTer.
