New contributions to academic and theoretical
From the theory of real estate pricing, the Thesis shows that:
(i) Introduced the concept of housing prices and pricing newly-built commercial house in
construction investment and trading house Enterprise. Synthesis and adding three factors
(Price setter's opinion for factors affecting house prices; method and organizational processes
pricing of Enterprise) affect the housing prices and pricing newly-built commercial house in
construction investment and trading house Enterprise.
(ii) Supplement and specify the time of housing prices and pricing newly-built commercial house
in construction investment and trading house Enterprise (The time of project planning; time
allowed to sell the house and project completion time). Each price is priced by Enterprise at
the moment with different purposes, data & base pricing is also different. So, defining the
time makes research, evaluation and analysis of Enterprise's price is determined accurately


and objectively.
(iii)

Formation of the research framework about housing prices and pricing newly-built
commercial house in construction investment and trading house Enterprise to complete the
price work in accordance with the pricing method, the process of pricing organizations,
organizational models as well as human factors and databases meet the requirements of
Enterprise's pricing.

The new proposals are summarized from research findings
The Thesis shows that, build commercial housing prices evaluated by construction investment
and trading house Enterprise large disparity between the time of valuation compared with the
average transaction price in the market. This directly affects the interests of the Enterprise. So,


pricing newly-built commercial house in construction investment and trading house Enterprise
need to:
(i) Research and application of hedonic model in pricing newly-built commercial house to
quantify the factors affecting prices become the coefficients when pricing. Thesis indicate the
reasons for choosing the method, content methods, and describes the application of specific
research for newly- build commercial condominium.
(ii) Proposed model database system specific to serve for the newly- build commercial housing
prices.
(iii)

Proposed pricing model organization in accordance with the size and condition of each
Enterprise group for each different stage of development.

(iv)Proposed pricing model organization in order to meet the efficiency and accuracy of pricing
work at the time of pricing of various Enterprise.
