1. OBJECTIVE
a. This MOS lays down the basic requirements for testing and commissioning the
plumbing and drainage system.
b. This MOS bring all various requirements form specification and drawings for
reference to all parties who are concerned with the T&C of the project.
2. GERNERALCOMMISSIONING
a. Plumbing and drainage piping system shall be tested before carry out the
system testing and commissioning works.
b. System shall be tested by sub-contractor and approved by the supervisor before
acceptance.
c. System shall be properly commissioning to ensure all equipment is supplying
the designed and control function.
d. Ensure that all equipment is thoroughly cleaned, lubricated, and checked for
serviceability before setting to work.
e. Checking procedure: Building completion
o Plant room is completed and free of construction debris
o All doors for plant room are fitted and lockable.
o Permanent power supply of sufficient capacity is available and the main
contractor is operating a security access to all plants area to prevent unauthorized switching plants un-authorized personnel.
f. Checking procedure: Electrical completion

o Confirm that all incoming power cables are to be properly terminated to
the control panel.
o All water tanks, Oil interceptor, Grease trap and sump pits are clean and
free of construction debris.
o All manholes, access door, ladder for water tanks, Oil interceptor, Grease
trap and sump pits are properly installed.
o All electrical panels have been cleaned of construction dust and debris.
o Perform mega ohm test for all incoming and outgoing cables before
power is turn on to control panel.
o Perform final check on the whole system installation, and check that
pump impeller is operating in the correct rotation by flipping turn-on
when power supply is available before proceed to charge in water for
commissioning test
o Lighting system is operational.
o Permanent power supplies are available at the electrical panel to enable
all the connected equipment to the satisfactorily commissioning.
o All float less level switch for water tank, Oil interceptor, Grease trap and
sump pit to be checked for properly installed and wiring connection.
o Intervestigate and locate all start/ stop, disconnect and interruption
devices.
o All pipe work shall be thorough flush, cleaned to ensure all foreign
removed.
o All cleanout shall be inspected and cleaned.

o All pressure sensor and pressure switch shall be set correctly.
o All automatic control and safety devices shall be inspected and checked
for serviceability before the working fluid of or electricity applied to the
system.
o Plant room access to restrict to authorized person only, in pursuance to
HSE consideration.

3. TESTREPORT
a. After installation is completed, all equipment shall be test run. Any adjustments
that are needed shall be made to assure that all equipment will operate with the
required performance. Test run reports with all necessary data such as pressure,
temperature, current, voltage, etc. shall be record as approved ITP.
b. Test condition with data:
a. Setting of pressure sensor, pressure switch.
b. Setting of level switch
c. Others which effect performance.
4. CLEANINGBEFORETESTING
a. Before any installation is subjected to commissioning or site testing, it shall be
thoroughly cleaned internal and external.
b. Equipment, valves, and fittings, and fixtures shall be clean with ought to grease,
metal cuttings, or slued that may have accumulated from operation of the
system during the test.

5. ACCEPTANECTEST
Acceptance test shall be carried out when commissioning is complete.
5.1 Electricaltest:

a. The Sub-contractor shall polarity of the circuit to ensure that all fuse and single
pole control device are connected to the live conductor only, and that wiring
has been correctly connected to socket-terminal.
b. Motor shall be test at the Works and tested for insulation resistance on site.
c. The test to be carried out after completion of installation
d. Motor control panel shall be tested at the Works, and all detail of test shall be
certified and submitted for record. Onsite testing shall be included (but need not
be limited) as following:
o Inspection of switchboard
o Mechanical test including checking of all mechanical and electrical
connection, interlock. etc.
o Primary and secondary injection test to commissioning and calibrates all
measuring, protection and control circuits and associated component.
o Continuity and dielectric test.
o Functional check of all control circuit.
o Calibration of all metering instruments,
o Anny test are recommend by manufacture.
e. On completion of above test, the Sub-Contractor shall commission of the
switchboard on no-load and perform the following test:

o Voltage test phase to phase and phase to neutral
o Phase sequence test on every outgoing circuit.
f. The following test shall be carried out in fully comply with I.E.E regulation by
the Sub-Contractor in the presence of the consultant:
o Insulation resistance test.
o Test of conductor continuity test of effectiveness of earthling.
o Sequence of operation.
g. Electrical test on motor
The Sub-Contractor shall carry out following test on electric motor and provide
test certificate on duplicate:
o Check motor nameplate voltage.
o Check motor rotation and speed, prior to connecting up to driven
machine.
o Earth resistance loop for every motor starter.
o Insulation to earth resistance for every motor starter taken with 500V
mega.
o Full load current taken by motors each phase.
o The tripping time of overload set to 10% the motor nameplate rating.
o Demonstration of each control work in accordance with the specification
(i.e. selector switch correctly wires, high-low level switch cut in-cut out )
o Check starting current of all motors.

5.2 Mechanicaltest:

a. Piping, valves, equipment installation check.
b. Pumps installation check.

6. PERFORMANCETEST
a. Performance test to verify the capable of providing the required condition.
b. Performance test shall be carried out and any necessary final adjustment
arising their form, to be carried out at the time to be nominated during the
defect liability period.
c. The Sub-contractor shall issue to the Consultant the test result for each
equipment and system under these conditions.

7. OPERATIONANDCONTROLSEQUENCETEST
7.1 DRAINAGE SUMP PUMP

Description

a. There are two submersible pumps for each drainage sump pit at 1st floor
area. Water level in sump pit will be monitored and controlled by float
level switches.
b. Only one pump shall be in operation at a time, the other one shall be on

standby. The pumps shall be changed over after each cycle by an
automatic device. The standby pump shall be automatically switched on
if the water level raises up to high level setting.
c. Control cubicle shall be with automatic sequential changeover for two
pumps, auto-changeover to other in case of failure of the running pumps.
At MANUAL mode – each equipment can switch ON/OFF
independently

o Level switch no.1 (lowest float level switch)
Low level pump cut-out.

o Water level reach to level switch no.2:
High water level cut-in duty pump
o Level switch no.3 (highest position):
To activate alarm bell.

Functional test

Filling water to sum pit and activate the float level switch to check the
bellow function.

High level alarm.
Level duty pump cut in
Low level pump cut out
Auto changeover in case of failure of duty pump.

7.2 OIL INTERCEPTOR & GREASE TRAP OPERATION

Description

a. There are two oil interceptor 1 & 2 and grease trap. The water for clear
the car park slab will be in to Oil Interceptor for oil and water extractor
and the discharge pipe for kitchen will be in to Grease trap for oil and
water extractor. After extractor the oil, the water will be pump out to the
external drainage main holes. There are concrete tanks with three
champers installed underground, with man holes cover for access. Oil
and grease interceptors capture solids, oils and grease, which slowly
accumulate in the three tank chambers instead of discharging to the
sewer. Oil and grease interceptors require periodic maintenance by

maintenance person. This can be scheduled on a calendar basis, or as
needed.
b. The water after extracted will be pump out by two pumps. Control
cubicle shall be with one duty and one standby and auto-changeover to

other in case of failure of the running pumps.
c. All pumps will automatically controlled by level switches :
At MANUAL mode – each equipment can switch ON/OFF
independently

o Level switch no.1 (lowest float level switch)
Low level pump cut-out.
o Water level reach to level switch no.2:
High water level cut-in duty pump
o Level switch no.3 (highest position):
To activate alarm bell.
Filling water to Oil interceptor and grease trap pit and activate the float
level switch to check the bellow function.

- High level alarm.
- Level duty pump cut in
- Low level pump cut out
- Auto changeover in case of failure of duty pump
d. Oil and water in to oil interceptor and grease trap will be extracted by
pipe and fitting install follow same picture below :

Functional test
Filling the water complete with oil to receipt chamber until the water come to out
chamber and check

7.3 BOOSTER PUMP

Description
d. Packaged booster pump set consist of 2 single pumps with
diaphragm pressure tank and pressure switch. This booster pumps
set use to supply water from level 1st to level 5th. Booster pumps
shall be automatically operated by pressure switch. All pump are
variable speed operation
e. Control panel for booster pump set and running programs. The
standby pump and duty pump shall be automatically switched on if
the water pressure of the pressure tank drops down to the set
pressure by pressure sensor.
f. At MANUAL mode – each equipment can switch ON/OFF
independently
g. All pumps are dry running protect by the flow switch transmitter.
Testing procedure
Close all isolating valve after pressure tank, filling water to piping

system to test booster pump set as bellow function.

Low pressure pump cut in (setting value 3 bar)
High pressure pump cut out (setting value 4 bar)
Auto changeover of duty and standby pump
Dry running protect.
