INTRODUCTION

This internship report has been prepared for the internship that has been done in
Sen Vang Real Estate Service Joint Stock Company in order to study the practical aspect
of the course and implementation of the theory in the real business world.
The aim of this internship is to be familiar to the practical aspect and using
theoretical knowledge and clarifying the career goals. So I have successfully
completed the internship and complied this report as the summary and conclusion
that have drawn from the internship experience.
Being recommended and allowed by my English Faculty– Thuong Mai
University, I have gratefully gained experience as an intern in the department of
supporting foreign customers and partners at Sen Vang Real Estate Service Joint
Stock Company. After one month (from 6/12/2019 to 31/1/2020), under the support
and instruction of the director and colleagues in the company, I enabled to apply the
knowledge obtained at my University into practice, meanwhile collecting basic
information to complete the internship report.
I would like to express my sincere gratitude to all my teachers of English
faculty at Thương Mai University for providing invaluable instructions and
suggestions to enable me to complete this internship report. Besides, I would love to
send sincere thanks to my director – Mrs Nguyen Thi Bich Ngoc who in spite of
being busy with her duties, spent time listening, sharing difficulties in job, guiding
me and keeping me on the correct path. She encouraged, believed and let me try
many different fields in during my internship. Now, when writing this report and
review the work products that I have done, that are still being saved, I feel very
fortunate when having the opportunity to be part of a professional workplace like
this and work with wonderful people who supported and helped me complete this
internship period well.
Because of the limited practice time, combined with limited skills, the report is
likely to have some mistakes. I look forward to receiving comments and

1.1.2. Foundation and development history
Sen Vang Real Estate Services Joint Stock Company, formerly known as Ha
Noi Moi Company, was established in 2009 with the function of distributing real
estate projects in Hanoi. On August 7th, 2014, Ha Noi Moi Company changed its
name to Sen Vang Real Estate Service Joint Stock Company specializing in
distributing real estate products in Hanoi and Saigon. Distributed over 30 real estate
projects in Hanoi and Saigon. In Saigon, Sen Vang was the first unit opening to
officially sell Vinhomes Centre Park (2015), Diamond Island (2016).
Overcoming the most difficult period of the market, The Board of Directors
had the orientation to develop the company into the new period. In some recent
years, Sen Vang Real Estate Joint Stock Company has been focusing on developing

and distributing high-end real estate projects at Tay Ho market. With the criteria “

constantly brings customers high-end and high-qualified real estate products.
Sen Vang Real Estate Joint Stock Company has been continuously upgrading
and perfecting itself in terms of material, technical and human resources since the

customers needs, providing products and the best service to meet the requirements
of customers and partners.

company, as well as related social aspects, fully analysed and assessed information
of businesses operating in the real estate sector. Doing research, collecting and
processing accurate information, clearly identifying the company’s position at the
present time with opportunities and challenges that have been occurring. Since then,
Sen Vang is properly aware of the development trend of society, the development
trend of the construction market, real estate market with advantages and difficulties
in the future. The company conducted to restructure the organization to suit the new

She is the representative who plays an extremely vital role in business
activities. She does not only plan the general strategic direction, but she also gives
the right orientations to develope the company in every period.



Sales Department

Sales Department is consisdered an important department of the company.
This department is the main source of income for the development of the company.

In other words, this department must go out into the market to look for customers,

do research and analyze the market and must provide customers with the most
recent and transparent information about the projects and condominiums.



Marketing Department:

This department has the task of advertising and allocating products in the
market. Using distribution channels or online market, doing research and analyzing
the market, catching the needs and wants of customers, grabbing the opportunities
in the market, defining target and ways to realize ...
The marketing & risk department takes responsibility for conducting
campaign management for marketing initiatives to remove risks of the company,
producing marketing and promotional materials, creating content providing search
engine optimization on the website, monitoring and managing social media,
conducting customer and market research to define target markets, overseeing
outside vendors and agencies.



Financial Department:

Manage company expenses, manage revenue (track revenue from each
activity), manage finance (manage company accounts and bank transactions,
perform deposit and mortgage procedures, manage company's cash
Manage debts: manage organization, collect receivable debts, manage payable

debts.


IT Department:

The information technology is in control of the architecture, software, and
networking of computers in the company. The IT department works with business
executives to develope an IT strategy that supports the company’s business
objectives and helps to build a strong competitive advantage. The department
developes and operates a network to support effective communication and
collaboration.
Solve business and organizational problems. Computers are used to store,
recover, transmit, process and secure all forms of electronic data and information.



HR Deparment

Performing the recruitment to ensure quality staff according to the
requirements and development strategy of the company. They organize and manage

personnel, create the regulations of salary and bonus, policies. Serving
administrative work.
PART 2: THE INTERNSHIP PROCESS AT SEN VANG REAL ESTATE
SERVICE JOINT STOCK COMPANY
2.1. Assigned tasks during the internship
As an intern in Sen Vang Real Estate Service Joint Stock Company, I was in
charge of the department supporting foreigners and customers in selling and buying

properties. Although the internship period was not long enough, I learned many
good things from it, including things that didn’t belong to my major. This was the
chance to practice my knowledge that I had been taught at my University.
This internship helped me to understand my ability and major that I am
chasing for, more clearly, including my strong points and weak points. Below are
the duties I have realized in one month internship at Sen Vang.
2.1.1. Translate documents, contracts, project information, assist in writing
commercial correspondence.
At Sen Vang, I was in charge of managing and creating content on the fanpage
of Sen Vang real estate investment channel. Therefore, I often searched for
information of the projects in Tay Ho, then I choose the exact and neccessary
information and translated it into English, posted them on the fanpage of Sen Vang
real estate investment channel. Below is the panpage I was in charge of, building
English content of all high-end apartment projects in Tay Ho.

customers in buying, selling and leasing condos in Hanoi and Tay Ho. I translated
documents and contracts from English into Vietnamese and vice versa. I also
translated the real estate magazine. “ Perspective investment in Tay Ho market” is
one of the real estate magazines translated by me.

Fortunately, translation is one of the main subjects that I had been taught at
Thuong Mai University. Therefore, it helped me a lot to complete the assignments
excellently.
2.1.2. MC on Sen Vang real estate investment channel
Sen Vang has an official channel on youtube ‘ Sen Vang real estate investment
channel”. The channel has over 3.5 N subcribers and is sponsored by the famous

entertainment company – Dien Quan.

knowledge of investments and project analysis. Giving customers and brokers, as
well as those who are intending to make real estate, the most complete and useful
knowledge possible.

Within the new direction, Sen Vang not only focuses on selling products, but
also explore many other fields such as: Making videos about the apartments for
rent. This means that: Many hosts in Tay Ho have the demand of leasing the condo
to foreigners. However, they don’t know how to advertise their condo and find
foreign customers as well... That’s the reason Sen Vang opens an advertising service
and makes videos in order to advertise condo to help the hosts looking for
customers. I was also a MC of this field. The host will register with the advertisting
service on Sen Vang‘s website, then I arrived at their condo and made a video about
that condo. Ex:

2.1.3 Support in working sessions with foreign customers and partners.
I was also a secretary and interpreter for my director in meetings with the

foreign partners and foreign customers. This was a wonderful experience during the

internship at Sen Vang. In meetings like that, I not only practiced the skill of
interpreting, which I have learned at school, into a practical job, but also expanded
my knowledge and met many wonderful and good people and learned from them a
lot.
Moreover, I was taught how to prepare content before a meeting and after each
meeting I had to write the minutes of the meeting. At University, I’ve been taught

how to write the minutes of a meeting and sent the minutes to the attendees in the
meeting via email.
At Sen Vang, I had opportunities to practice more. It’s really fortunate because
I could not only apply the knowledge I’ve learned into practice, but I also learned
new skills.
2.1.4. Write marketing content about products and services of Sen Vang
Real Estate Service Joint Stock Company in English.
As I refered to above, I was in charge of creating content of fanpage “ Sen
Vang Real Estate Investment channel”. Each day, I posted content on the channel.
The content was very diverse, not only content of projects, but also content of
exploring Tay Ho such as: activities, people, cuisine, entertainment, pagodas.... or
contents of laws such as: How long foreigners can own condo in Vietnam? Rules
for foreigners when buying condo in Vietnam? The steps to buy condo in
Vietnam.... In order to write the content like this, I was guided how to write content
for each project and target customer. That was the reason I had to search out a lot,
then I had to read the information thoroughly and choose neccessary information
which was really useful to customers, or in other words, told information customers
what they need to know. Thanks to this task, I practiced my reading skills and
information search skills. I had to spend a lot of time reading, researching and
finding information. From that, I gradually formed the habit of reading and finding

information, that helped me to grab a lot of good knowledge.

2.2.1. Difficulties internship process
This was the first time I worked in a real company. Towards me, this
internship process left me a lot of valuable experiences. As I shared above,
according to new orientation of General of Director, my department was a
completely new one. I was the first person performing the tasks related to this field.
Because it was a new business area and we were in the process of testing, therefore,
the Director didn’t hire too many employees for this area. I was in charge of this

area and my director – Mrs Bich Ngoc supported me. To be honest, this was a really
great opportunity for me. I had the chance of trying many different tasks, not only
translating, writing content, but also becoming MC of Sen Vang Real Estate
Investment channel. However, these oppotunities mean that there were many
difficulties I had to overcome during my internship.
First, I had trouble in using the computer, in other words, lack of computer
skills. Nowadays, many companies have started to depend on computerized
technology to get work done. Which is why computer skills have become
increasingly important. My job was making presentations by Powerpoint, making
scripts for my video by Excel, work online on Google Drive....but sadly, I didn’t
know much about them. Therefore, I met many difficulties at first. I was confused
when doing things on the computer. I knew that this was an extremely vital skill in
an office environment. Therefore, I had to get help from Google and many people in
my company. I was very happy when I learned many good things and skills from
here. Certainly, I will make an effort to learn them more to serve my job.
Second, I had trouble in using jargons. There were so many jargons in the

documents and reports that I couldn’t understand them. When I was at University, I
learned commercial English. This knowledge and vocabulary will help us a lot in
our job. However, when going into any environment, we still need to improve a lot.
One of the biggest dificulties in this internship was the lack of specialized
vocabularies related to real estate. This made me meet a lot difficulties, especially in
translating and communicating as well.
At the first week, I got used to writing content, translating information of
projects, and making videos... The project information translations were quite short,
and most had the same form. Therefore, for the first translations I could encounter
many new specialized vocabularies, but from the subsequent articles I translated
very well and much faster, as well as I learned a large amount of real estate
vocabularies.
In the second week, the company was prepairing for the final year event. My
task was translating the real estate magazine which had over 50 pages. Although I
had learned translation subject in University, I still met many difficulties in

translating. I was lacking translation skills, lacking specialized vocabularies and
computer skills... Therefore, I translated quite slow. Sometimes I met the jargons or
specialized words which were hard to understand and look for equivalent words to
express meaning. Fortunately, my director helped me a lot in the translation process.
She helped me to check the mistakes, explained the meaning of the jargon and
helped me replace words. It took me a whole week to translate that magazine.
Finally, my effort was also acknowledged when the magazine I translated was
published in an edition of 80 copies and was given to all customers and partners of
the company. It was a really wonderful experience for me.
The next difficulty I want to mention here is, work speed. On the first days of
my internship, I was completedly shocked when I was given a ton of productivity

lists. In this field, I was the only one in charge. It was also my chance to try many
different tasks, however it was also difficult for me to start my job in a professional
environment while I was lacking many skills and knowledge. Therefore, I solved
assignments quite slow at first and was stressed a lot.
The last difficulty was adapting to a working environment.
As a trainee with little experience, I felt that adapting to a new environment
was a difficult one, such as: communication with colleagues, managers, customers,
contacting with foreign partners... This made me feel quite pressured in the starting
days of the internship process. Besides, because of short time, there were some
projects I didn't understand clearly, therefore I was not confident to talk with
foreign guests when they asked me about it.
2.2.2. Experienced lessons
Working as an intern at Sen Vang Real Estate Service Joint Stock Company, I
applied the knowledge studied at school, into practice. They include spirit of
learning, language skills, computer skills and communication skills. I learned many
valuable lessons and skills here.
First, I had the opportunity to experience the role of a MC. This was an
interesting task. I learned a lot from this task. I learned how to write script and
practiced speaking confidently before a camera as well. Each video I completed, I
watched it many times to learn from my mistakes and improve my performance in

the next videos. Because of the nature of the job, I had to practice speaking English
frequently, therefore my speaking English skill was becoming better and better.
Second, my computer skill has also improved a lot. As I shared above, before
my computer skill was not good. I was worried that I couldn’t complete
assignments well and on schedule, because almost all of my tasks were performed
on the computer. However, fortunately, I received a lot of help from my director and

colleagues. They are really kind – hearted and wonderful.
In addition, my communication skills and commercial writing skills are now
much better than before. My job involves contacting and communicating with
foreign customers and partners. I was scared of communicating with foreigners
before, because I felt that my English wasn’t good enough. I was not confident with
my communication skill. This task was also my biggest challenge. I realized that
there was no other way except that I had to force myself to overcome this barrier.
My director helped me a lot. She took me to a meeting and let me meet many good
people. I gradually became more confident and opened up, learning many good
things and improved my communication skill. Besides, my writing and translation
skills also became better. I realized my weakness, strength and found the way to
overcome them. This was a really good working environment. It not only helped me
learn many good things, experienced a practical job, but also helped me have a big
change about awareness: think positive, believe in myself, make an effort and
overcome barriers to improve myself.
Last but not least, I learned many soft skills here which I can hardly encounter
during 4 years of University. I learned the way to communicate with the managers,
colleagues, partners, customers and the way to make plans and implement them, and
ways to manage time effectively. I learned how to arrange the importance of tasks
and prioritize essential tasks first in a short run. From that I could complete my
assignments very well.
PART 3: THE USAGE OF ENGLISH IN SEN VANG REAL ESTATE

3.1. Current situation of the use of English in Sen Vang Real Estate Service
Joint Stock Company
As I shared before, the department for supporting foreigners is a completely

new one at Sen Vang. Almost none of the employees in the company can
communicate in English. With the old model before, the company specialized in
distributing properties for local customers. Towards foreign customers, the company
often sold via agents and collaborators. However, with the Director’s new
orientation and with the hope of expanding the scale and becoming a global
company in 5 next years, the department for supporting foreigners was opened.
Therefore, at that time, in my company, besides my director and me, only my
collegue who edited my video could communicate in English at a basic level. That’s
the current situation of the use of English at Sen Vang
3.2. Solutions to improve English proficiency:
About the company:
English in business is an indispensible trend in the development of companies
and business. An online language course, an English training course with native
teachers or a training program for managers, employees, will be a solution to
improve language skills. In order to comprehensively improve office English skills
(specialzed vocabulary, professional reading, communication,...)
Ex: In the internship process at Sen Vang, I saw that my director – Mrs Bich
Ngoc often learned English with native teachers. This is an online English course
and it may be quite effective. I was very surprised because she communicated in
English very well and fluently. I learned from her a lot. Although her pronunciation
wasn’t really good, she is very confident in communicating with foreign customers
and partners. And that’s necessary towards people who are learning English.
An English class can be opened inside the company, those who know English
will teach those who do not know. Practicing English through typical daily working
situations, such as welcoming guests, talking on the telephone, practicing talking
and chatting together in English... It’s neccessary to create an English environment
in the company. Everyone needs to force themselves to speak English every day.

This is the way which can help them improve both speaking and listening in a fast
way as well as expanding their vocabulary.
Each employee needs to raise awareness of practicing and improve their
English ability to not fall behind in society. It is common that selling properties to
foreigners will be easier than to Vietnamese. A salesperson communicating both
English and Vietnamese frequently will have more opportunities than those who
only speak one language. Therefore, each employee in company should be aware
that self-studying and be active in everyday communication is very neccessary to
help them improve English in the best way.
PART 4: PROPOSING THE TOPIC OF GRADUATION THESIS
Nowadays, English has really become the most popular language around the
world as well as the key language for international relationships. Enterprises have to
improve the quality of human resources that has not only specialized knowledge but
also good foreign languages courses and soft skills. The companies require a high
qualification of interviewers in the first round. If the interviewers are good at
foreign languages, they would have the opportunity for becoming a part of the
company.
However, most of the learners and staff can speak and understand basic
English, which is enough to communicate with eachother, but do not know the
meaning of phrasal verb or terminologies because of lacking specialized
knowledge, make various grammatical mistake in writing. These mistakes, which
establish language barriers for English learners, have a negative impact on our
business.
Because of the above reasons, nearly one-month internship at Sen Vang Real
Estate Service Joint Stock Company, I propose a subject for graduation thesis: “ A
study on various grammatical errors in English writing of Staff in Sen Vang “

CONCLUSION
While doing the internship and researching about business operations at Sen
Vang Real Estate Service Joint Stock Company, I have gained knowledge about the
company’s history and business activities and new orientation of company, also the
factors which affect the company’s business activities, working environment,
especially experience for my future job.
This training gives me actual insight about an office environment, workers,
methods and markets. I was fortunate to get the opportunity of having a training in
this company. Through my experience obtained during the one-month internship
and my knowledge background, I conducted this report in order to find solutions to
improve English at the company. I do hope that it would contribute to the
company’s development in the upcoming time.
Once again, I would like to give my sincere thanks to Mrs.Nguyen Thi Bich
Ngoc, and all my colleagues from all departments at Sen Vang Real Estate Service
