APPENDIX 2
APARTMENT PRICE AND PAYMENT SCHEDULE
This Appendix is an integral part of
Apartment sale contract number: GM/S4.3608/2018/HDMB dated July 18, 2018
1.

Apartment price
a. The selling price of the apartment is calculated according to the following formula:
The unit price of 01 m2 using the apartment (x) with the total usable area of the apartment for sale and
purchase, specifically: 78.33 m2 (x) 30,226,000 VND/1 m2 = 2,367,602,580 VND.
(In words: Two billion, three hundred and sixty seven million, six hundred and two thousand, five
hundred and eighty dong./).
b. Apartment price includes:
 The value of land use rights is: The value has been included in the Total Selling Price of the
Apartment and will be determined in detail in the financial invoices issued by the Seller to the

Buyer.
 Value Added Tax (if any) is: The value has been included in the Total Selling Price of the
Apartment and will be determined in detail in the financial invoices issued by the Seller to the
Buyer. This value-added tax (if any) is determined in accordance with the law at the time of
signing this Contract. In the event that the law has an adjustment to increase value added tax, the
Buyer is obliged to additionally pay that increase.
c. The selling price of the apartment specified at point a of this Clause does not include the following:
 Maintenance cost 2% of the total value of the apartment excluding value added taxs
 Registration fees, charges and expenses as prescribed by law related to the implementation of
the procedures for applying for the Certificate to the Buyer. These fees and expenses shall be
paid by the Buyer;
 Cost of connection, installation of equipment and use of services for the apartment including:
gas supply service, postal service, telecommunications, television and other services that the
Buyer uses for his or her own apartment. These costs are paid by the Buyer directly to the
service provider;
 Monthly management and operation fee of the apartment building. From the date of handing
over the apartment to the Buyer as agreed in Article 8 of this contract, the Buyer is responsible
for paying the management and operation fee of the apartment building as agreed in Clause 4,
Article 11 of this contract;
d. The two parties agree that from the date of handing over the apartment and during the term of
ownership and use of the purchased apartment, the Buyer must pay financial obligations according to
current regulations, pay monthly management and operation fees and other service fees due to the use of
utilities such as gas, electricity, water, telephone, cable TV... to service providers.

2.

Payment for the apartment2
a. The Buyer is obliged to pay the Seller according to the following schedule and ensure the payment
schedule is consistent with the construction progress:

Buyer note: The payment number of each time, if it is less than 500 VND, it will be rounded to 0; if it is greater than or
equal to 500 VND, it will be rounded to 1000 VND


- 1st time: Buyer pays Seller 30% of Total Apartment Selling Price when signing Sale Contract
(Including the amount the Buyer deposit to buy the previous apartment).
- 2nd time: The Buyer pays the Seller 40% of the Total Selling Price of the Apartment at the latest on the
15th day from the date of signing the Sale Contract; then the construction progress of the Apartment
Building is expected to be in the finishing stage;
- 3rd time: The Buyer pays to the Seller 25% of the Total Selling Price of the Apartment and 02% of the
maintenance cost of the apartment right after handing over the apartment, expected on August 17, 2018;
- 4th time: The Buyer pays the Seller 5% (five hundred percent) of the Total Selling Price of the
Apartment on the date according to the Seller's notice to the Buyer about the handover of the Certificate
of Land use Rights.
b. After the Buyer has fully paid 2% of the above maintenance fee, within 07 (seven) days from the date
of collection of funds from the Buyer, the Seller is responsible for depositing this amount into a savings
account opened at a commercial bank operating in Vietnam, to temporarily manage and notify the
provincial housing management agency where the Building is located. Within 07 (Seven) days from the
date of establishment of the Apartment Building Management Board, the Seller is responsible for
handing over the Maintenance Fee for the Common Area in the Apartment Building (including deposit
interest) to The Board of Management to manage and use it in accordance with the law and must notify
the provincial housing management agency where the Building is located. In case the Seller does not
hand over this fund, the Management Board of the Apartment Building has the right to request the Hanoi
People's Committee to compel the Seller to hand over (unless the Parties have agreed for the investor to
temporarily manage this fee).
c. Payment method: pay in Vietnamese dong by cash or bank transfer according to the following
information:

The time to determine that the Buyer has paid the money is the time the Seller issues a receipt for the
amount received by the Buyer or the transfer amount credited to the Seller's account.
