Variety
Depending on which area you decide to specialise
in you could become involved in planning and
creating cities, protecting the environment,
designing the latest Sony Playstation game, helping
to organise the festival at Glastonbury, discovering a
lost work of art, or doing the next big property deal.
Reward
The good news is that surveying is generally
a well paid profession. Chartered Surveyors can
command high salaries once they are fully
qualified, and internationally, surveyors
are among some of the highest paid graduates
– beyond that, the sky is the limit.
Networking
If you consider yourself to be a gregarious
‘people person’ the surveying profession could
be absolutely perfect for you. You will meet a wide

range of people from building contractors and
architects; to managing directors and chairmen of
large corporations and once you’ve created your
own network of contacts in powerful positions,
the world will become your proverbial oyster.
Lifestyle & travel
Working hours aren’t usually too onerous in the
surveying profession either – well unless you want
to work long hours that is – which makes surveying
the envy of many other professions such as law
and accountancy. Another attraction is that
surveyors are not chained to their desks – although
you are likely to be office based you will spend a
great deal of time out and about, meeting people
and generally making your mark on the world.
Many surveyors travel extensively – both locally
and internationally.
What does it mean to be chartered?
Employers and their clients around the world
recognise the RICS brand as the mark of quality
and professionalism within the property and
surveying professions. For the public, RICS
represents integrity and trust as members must
meet the rigorous educational and practice
standards required by the market place. Because
of this, global recognition of chartered status is,
for individuals, the gateway to numerous career
opportunities and increased earning potential.
Surveying is a diverse and exciting career choice that can give
you the opportunity to travel the world and meet all kinds of

people. If you think of the physical assets that cover the earth

WHY BECOME A SURVEYOR?
“I joined Cushman & Wakefield’s Paris office in
September 2007 after graduating and was then
recruited as a bilingual member of their valuation
team on a full-time basis.
What was the content of the course?
The MSc Real Estate Management provides a further
educational opportunity for graduates wishing to
increase their knowledge of the property industry and
enter the property profession. The degree provides
a theoretical framework to develop your knowledge
with practical real life examples and case studies.
How has the course helped you in your career?
The course gave me a solid base in which to start
working in the real estate industry and eventually
become chartered. I now work for the valuation
team and the MSc taught me core valuation principles
enabling me to develop extensive valuation skills
acting for a variety of national and international
property investors, banks and corporate clients.
What do you enjoy most about your career in
property and surveying?

Over the last three years at Cushman I have had the
benefit of travelling across most of France visiting
the assets that we have to value. I have also got to
know a number of clients from differing backgrounds
and have the benefit of working with a wide range
of people and businesses.”

Getting an RICS accredited degree is the most
accepted way of becoming a Chartered Surveyor,
although many people start off with a related
degree – such as geography – before taking an
RICS accredited postgraduate degree. Studying
at a more technical, vocational level is also an
option with established progression to Chartered
Surveyor status available. Our course search

Full-time or part-time study?
Many students study part-time or by distance
learning whilst working for a surveying firm, others
prefer to do all of their studying up front, but part-

time study as part of a job may mean it takes
longer to become fully qualified – but you have
the choice!
Developing your skills
As with many professions the need to study
doesn’t end when you leave university. Once you
have got your degree or diploma and become
employed as a graduate surveyor you need to
gain your professional qualification – the
Assessment of Professional Competence (APC).
So what is the Assessment
of Professional Competence?
The APC is the practical training and experience
which, when combined with academic
qualifications, leads to RICS membership.
The objective of the APC is to ensure you are
competent to practise as a Chartered Surveyor.
The APC normally consists of:
• a period of structured training
• a final assessment interview.
The APC structured training will normally continue
for a minimum of 24 months, during which you
must complete a minimum of 400 days’ relevant
practical experience. This may take longer,
depending on your supervisor’s and counsellor’s
assessment of your progress.

Jimmy worked for DTZ Holdings Limited prior to
joining Ernst & Young. He has more than 5 years
of professional experience in property valuation
and consultancy in the Asia Pacific area. Jimmy
specialises in the valuation of mortgage loans,
sale and purchase, joint venture, merger & acquisition,
initial public offering and non-performing loans.
“During my early years at University, my tutors
and professors had frequently invited different
professionals from different areas of the property
market to our classes. It was through this that
I became familiar with the concept of RICS
and I was impressed with their professionalism
and broad industry knowledge.
As a newcomer to the market, I was eager to gain
recognition from the market. A lot of suggestions
and ideas were offered by my colleagues and
clients, the majority of whom were RICS
professional members. Becoming one of them
was the natural step for me to take in order to gain
the reputation and recognition I wanted from the
local property market.
After finishing the 2 year APC training program,

I successfully passed my final interview and
became a Chartered Surveyor in 2009. Professional

SUMMARY OF THE SPECIALISMS
Building Surveying
From supervising multi-milion pound office blocks,
to restoring historic buildings, right through to
home extensions – Chartered Building Surveyors
use their expertise to provide advice on property
and construction projects: residential, commercial,
industrial, leisure, agricultural and retail.
Building Control
Essential in relation to the design, use and costing
of buildings, this specialism encompasses all
aspects of building regulations, health and safety,
disabled access, environment issues, licensing,
energy efficiency and sound and fire insulation.

Building control is a common global feature – there
are codes throughout the world to which buildings
must be constructed.
Project Management
Project Management Surveyors are responsible
for coordinating the entire development process
to maximise efficiency, economy, communication
and successful completion of each specific
project. The work involves technical competence,
leadership skills, human resources and risk
management.
Quantity Surveying
From house building to process engineering on oil
rigs, Construction Surveyors need to have strong
financial, analytical, interpretative and teamwork
skills. Clients rely on their judgement to ensure the
smooth running of the project. They are involved in
infrastructure work such as building motorways
and bridges.
Environment
As specialists in all aspects of the management,
monitoring and assessment of buildings, land
and construction, these surveyors work in areas
such as environmental management and auditing,
land use and development, risk management,
contaminated land, urban regeneration and
town planning.
Minerals & Waste Management
Mineral Surveyors need a practical knowledge of
mining, quarrying, surveying, geology, economics,

mining law and relevant legislation. Waste
management, including disposal and recycling,
is a growing and highly emotive sector that
requires good communication skills.
Geomatics
Analysing information about the land and the
sea bed, these surveyors work with geographic
information systems, land and hydrographic
surveying, mapping and positioning, global and
local navigation systems, engineering survey, land
registration, boundary identification, land law,
cartography, ocean bed and resource surveys.
Planning & Development
Assessing the physical and social impact of built
environment takes into account design, build
quality, IT, climate, transport, and sources of
renewable energy. These surveyors promote
efficient land management.
Rural
With expertise in consultancy and planning, real
estate, environmental management, rental and
lease reviews, auctioning and valuation, surveyors
in this area give advice to farmers and landowners
on unlocking the value of their assets, selling
livestock, diversification, change of land use and
rural management.
Commercial Property
Surveyors in this sector are involved in the purchase,
sale, management and leasing of business
premises, negotiations between landlords and

tenants, strategic management of corporate
property portfolios as well as developing telecoms
networks’ infrastructure and the valuation of land
and buildings.
Facilities Management
The total management of the services that support
a business including relocation, health and safety,
outsourcing, procurement, property management
and utilities and services, is incorporated in this
specialism, as well as strategic planning and
advice.
Arts & Antiques
Through the ages, artists and craftsmen have
created fabulous objects that reveal the history
and fashion of every continent. Chartered Arts
& Antiques Surveyors are privileged to work with
valuable and curious artefacts, advising the
owners on their value, care, sale and acquisition
– privately or by auction.
Dispute Resolution
The scope of these services include rent reviews,
lease renewals, building contracts, boundary
disputes, valuation, planning disputes and
professional negligence, as well as advising on
conflict avoidance and acting as arbitrators,
adjudicators, mediators and experts.
Machinery & Business Assets
These surveyors advise on the valuation and sale
of a firm’s machinery, equipment and business
assets – from oil refineries to websites – which

is important for insurance, accounting, insolvency,
compulsory purchase, taxation and market
value purposes.
Management Consultancy
In providing impartial advice, a management
consultant could be involved with developing a real
estate acquisition plan, a local authority leisure
strategy or a corporate recovery programme,
handling insolvency or helping a manufacturer
overcome production problems.
Residential Property
The specialism with the highest public profile,
it can involve acting as an agent, broker or
auctioneer in a sale, the management, valuation
and surveying of public or private property and
overseeing the contractual relationship between
landlords and tenants, as well as giving advice
on investment and development.
Valuation
Property, land and business assets valuation is
a core skill that plays a vital role in bank lending,
accounting, investment, taxation, and many other
activities. Valuation Surveyors need to take into
account how social, economic and legal factors,
nature and the physical attributes of the land or
buildings may affect their value.

According to many employers, one of the main
advantages of RICS accredited degrees is that they
are highly vocational, with students learning about
the essential technical skills required to be a
Chartered Surveyor. With land and property projects
based all over the world, courses may include a wide
variety of field trips, visits to urban regeneration
projects, work on environmental sustainability
schemes, to name a few, but all activities provide
an insight into the world of surveying.
A significant number of graduates on RICS
accredited courses find positions with major
surveying companies and ‘Applications from
candidates with an RICS accredited degree are
welcome’ is a common request in recruitment
advertisements placed by these firms. But the
main benefit for you of studying an RICS
accredited degree is that you're more likely to be
hired by these RICS member firms who select
graduates on courses that match their own
business activity.
Money matters
Once qualified you can expect to increase your
earning potential which is a major advantage of
gaining chartered status.
According to the 2011 Macdonald and Company
Salary Survey the average salary of an RICS

trainee is £32,734, which rises to £49,835 once
you qualify as a full RICS member.
Choosing well
The diversity of the surveying profession is
reflected in the vast range of accredited courses

But how do you make the right choice? Often the
degree course title hides the real scope of subjects
covered so it’s always worth looking more closely

at what’s included.
Most importantly, each accredited degree leads
to RICS membership and thereafter access to
one or more of the RICS “Professional Groups.”
The 17 professional groups embrace the wide
range of specialisms covered by Chartered
Surveyors, are international in their outlook and
provide information and support to working
surveyors everywhere. Professional groups
support members by:
• Providing choice for must-have professional,
technical and decision support information,
interpretation and application, plus post
qualification education and standards
• Exploring training and development
opportunities
• Building and maintaining relationships with
other organisations and client groups
• Representing the expertise of the profession
in the implementation of legislation, while
working with our Public Affairs function to
influence policy development
• Researching and promoting new and emerging
areas of practice
• Developing APC and other professional
competencies
• Providing quality control over use of specialist
chartered designations.
Masters degrees
Graduates who have achieved a degree and are

moving into further study, or members currently
in work who are re-engaging with academia, have
a vast selection of postgraduate qualifications
to choose from. RICS also allows those students
to start their APC – Assessment of Professional
Competence structured training while undertaking
part-time or distance learning study.
In recent years, the number of graduates and
professionals who have started RICS accredited
masters courses has increased dramatically,
even overtaking the number enrolling on
undergraduate courses. This can be illustrated
by data collected from our UK partner
universities for the 2010/11 academic year – with
over 4400 undertaking postgraduate degrees
and over 3400 students enrolled on RICS
accredited undergraduate courses.
Getting an RICS accredited degree is the first step on the road
to becoming a Chartered Surveyor. The major employers have
always sought candidates with an appetite for the profession
– and choosing an RICS accredited degree demonstrates your
commitment to making it your career.
Quantifiable and measurable standards to meet
these principles have been developed in each
country that has adopted the university partnerships
model. In other parts of the world, a more
traditional, audit based approach to individual
course accreditation continues.

RICS has devolved much of what was previously
controlled centrally to a series of individual
partnerships with selected universities meeting
certain rigorous selection criteria. In addition,
individual courses are accredited following an
equally rigorous process based on five
quality principles:
• Student selection
• Research and innovation
• Teaching quality
• Curriculum
• Graduate output.
In many parts of the world RICS has partnerships with a
selection of higher education institutions that deliver RICS
accredited courses. This represents the coming together of
a university and RICS to establish common goals and then
to work together to achieve those goals.
ACCREDITATION OF COURSES
IN MY EXPERIENCE
“ During my four-year business school course in Paris (EDC
Paris) I had the chance to do several work placements,
during which I discovered my interest in the property
profession. Following my degree I decided to take a
Masters specialising in Real Estate.
As I wanted to broaden my international experience,
I chose to study in England, enrolling at Oxford Brookes
University. Oxford Brookes was recommended as one of
the best universities for studying real estate in the UK, was
RICS accredited, and offered an international course.
It was a one-year full time course which covered different

aspects of property all over the world and due to the
different nationalities of the students we had the chance to
share our experiences of our home countries. In addition,
we had the chance to have professional lecturers from
major British companies, who provided us with their
knowledge of the property market in their specific field.
After passing my MSc, I was hired by Jones Lang LaSalle,
one of the leading commercial real estate advisors in the
world. I started my career as an analyst in the French
Capital Market department and after two and a half
years I decided to join the Valuation department, where
I am currently working for national and international
clients. While studying for the APC I benefited from a
structured and supportive support network at Jones
Lang LaSalle, and thanks to their knowledge and
valuable advice I successfully passed the final interview
and I am proud to have achieved RICS status this year.”

The Burj Khalifa is currently the tallest building in
the world at 818m. How long will it retain its title?
It also lays claims to the longest distance elevator,
the highest public observation deck and concrete
equivalent to the weight of 100,000 elephants!
Surveyors played a part in almost every aspect

This was just one of the challenges organisers set
themselves in their mission to make London 2012
the greenest Olympics in history. Furthermore,
20% of the site’s energy will come from renewable
sources and 50 miles of walking and cycling
routes are being built around the Olympic Park
making the games a totally ‘car-free event’.
Surveyors are playing an important part in almost

The £225 million Natural Vision project at Chester
Zoo will be one of the largest wildlife attractions
in the world. The size of Wembley Stadium, the
bio-dome will contain an African rainforest-themed
sanctuary for a band of gorillas, a large troop of
chimpanzees, okapi (pictured), and a wide variety
of tropical birds, amphibians, reptiles, fishes and
invertebrates. All moving freely among lush
vegetation in the north west of England!
Surveyors are playing an important part in the

Sometimes, the challenge for surveyors is about
getting on site. For lighthouse surveyors working
the Welsh coastline, strong winds, fierce seas
and precarious leaps to rocky shorelines make a
perilous start to the day. When they’re successfully
on shore, it’s down to the task of inspecting these
iconic, but weathered, structures and specifying
the repairs for the next decade.
Surveyors are playing an important part in all
aspects of the development of new, and the
preservation of existing, structures which takes
them a long way from their office desks.
