1. INTRODUCTION
1.1. GENERAL
This method statement describes the methodology for Emulsion Painting on surface of concrete and
plaster in Factory 01 - SMC project.
Painting will be carried out after all constructions of relevant concrete structures such as slab, columns
and plastering work completed. The concrete work, plaster work were covered by another submittals,
therefore they will no longer discussed in this method statement.
Emulsion painting includes internal and external wall
and will be applied on the ground floor and the
1st/mezzanine Floors of building. Some ceiling and
partition inside the building are also the subject to be
painted.
In general, the paint coating will consist of putty, primer
(or sealer), undercoat and finish coat.
Putty: This coat will fill into the rough surface of plaster
and cover it to form even, smooth surfaces before
applying the paint system.
Sealers: This helps to prevent underlying as well as
subsequent coats from reacting with each other, while ensuring adhesion to the surface.
Primer: Primers function to bind subsequent coats to the surface, while inhibiting deterioration of the
paint system as a result of rust, weathering or other forms of corrosion.
Under coats: This intermediate coat prepares the surface for the finishing coat while giving opacity
and film build to the paint system
Finish coats: This finish coat to color the surface according to the design request.

Materials of painting are divided into two systems: interior and exterior. Besides the differences of
material such as putty, primer, finish coat, the method to apply these two kinds are exactly the same.
Depend on the architect design, there will be different colors to apply for the wall, ceiling, molding….
1.2. DEFINITIONS:

5. SCOPE OF EMULSION PAINTING WORKS:
Emulsion painting includes internal and external wall and will be applied from the ground floor to the
1st floor of building. Some ceiling and partition inside the building are also the subject to be painted.
The painting types applied for Factory No.1 are defined as below:

7. CONSTRUCTION METHOD
7.1. PREPARATION WORKS

a. Scaffolding & platform:
Safe and adequate scaffolding, platform, ladder will be provided to site before starting painting work.
They will be installed ready before starting to conform with all applicable requirement of workers’
operation.


b. Mock-up:
Each kind of interior and exterior painting will be made on an area of about 1m2 for approval of
Engineer before applying for all building.

c. Tools:
Preparing the right tools will save the time and hassle of having to scramble for tools in the middle of
painting work.
Some of essential items are:
Sandpaper: for smoothing out uneven surfaces prior to painting.
Sanding block: to keep the sandpaper.
Scraper: to remove peeling paint from the surface.
Turpentine: to wipe off oil-based paints easily.
Clean rags: to wipe up splattered paint.
Masking tape: to block off objects like light switches, sockets from being painted.
Covers: old newspapers or canvasses can be used to cover the floor and furniture.

Brushes and rollers: choose the right type according to purpose and surface. As a rule, it is good
to have a large brush or roller, and at least one or two small brushes for tight corners.
With some advanced paint techniques, make sure the correct tools to pull off the job, for e.g. pencil
liners, dragging brushes, shaped-stamp.
Paint tray: to mix paints and contain the roller.
Sticks: to mix and stir paints with.
Appropriate filler: to fill cracks or holes in the walls.

Filling knife: to fill the cracks.
Sponge and squeegee mop: to wash down walls and ceilings respectively.
Container: to soak brushes, rollers, etc. and to hold other odds and ends.
Extension pole: to reach higher areas.
Ladder: if painting high up is necessary.
Protective gear: like face masks, caps, gloves, etc.
Comfortable old clothes: necessary items that because painting can be a messy business.

d. Preparation works:
- Remove as much materials, equipment as possible.
- Cover floor surfaces.
- Protect light switches, electrical sockets, window frames and woodwork with masking tape.
- Remove flaking or peeling paint with a scraper. Then sand and dust off the surface.
- Patch up cracks or uneven surfaces with appropriate filler. When filler is dry, sand and dust

off the area.
Make sure the surface is clean, grease-free and dry
Wash surface with water & liquid detergent.
For heavy and stubborn stains: Use turpentine and wash thoroughly.
Fungus: Remove as above, followed by fungicidal wash or bleach.

e. Surface preparation
• Protect all equipment, light switches, electrical sockets, window/door frames before applying the
putty.



All defects of substrate have been repaired and accepted. Substrate surface shall be sound,
clean, dry and free from void, dust, grease, oil, dust or laitance. Surface cleaning with stiff

bristle brushing is required. Plaster nibs and splashes shall be scraped off, care being taken to
avoid damaging the surface.



Mould growth can occur on plaster surfaces if drying out has been prolonged, especially in
poor condition of ventilation. The affected areas shall be treated with a surface biocide and
kept under observation for a week or so, a further wash shall be applied if growth is
renewed. When growth has ceased and the surface is dry, paint coats shall be applied.



All defective or loose plaster, hollow plaster, unsquared wall corners, crack lines shall be
repaired with cutting and chipping out method then made good with the same type of cement
mortar as previously used. Use cutting machine to cut along marked lines at the depth of
plaster thickness then use hand chisel to chip off plaster at cut areas.



Slight cracks shall be made good with hard stopping, using gypsum paste with fine sand.
Large cracks to be cut out with the edges undercut, and filled with approved special
cement, the edges being closely knit and the filling being levelled with the surrounding
surface.



Uneven areas on substrate surface that is less than 2.0 mm or unsquared wall corners that

discrepancy of angle shall not exceed 2 degrees, the grinding method may be used to make
surface flat but the grinding shall be well controlled and over grinding shall not be accepted.



All groove lines of external and internal wall have been made correct in size and shape,
location on walls.



Before further treatment, any efflorescence, dust or any present on the surface shall be wiped
down using a dry coarse rag or brushed off using a medium hard brush.

7.2. SEQUENCE

-

Before starting painting work, surround areas such as door/window frames, machine, equipment…
must be protected.

-

Start with the ceiling before painting the walls. Move on to the areas around doors, windows, cornices
and finally skirting. This sequence prevents paint splattering from the ceiling and spoiling other painted
areas.


-

Paint the difficult areas like corners and edges first so that it will be easier to cover large areas later.

-

Paint should be applied in overlapping, continuous strokes. Overlap strokes when moving from area to
area.

-

Paint up-down or left-to-right, depending on which is more convenient. Gently and lightly finish off in an
up-down stroke if possible.

-

Always paint more than one coat of paint, allowing for appropriate drying time between coats.

-

Surface preparation: The new masonry surface must be smoothed with emery-paper or grindstone and
cleaned up. Daub a putty mastic then smooth and fine before painting .

-

Mixing: Carefully read instruction of manufacturer on label of paint container. For normal use thinning
is not usually necessary, but if required up to 1 part of clean water to 10 parts of paint. All ready-mixed
paints must be stirred thoroughly before use. Stir until the colour of the paint is homogenous.


-

Practice: When the perfect putty mastic become dry and strong. The primer sealer should be painted
from 1 to 2 coats. These coats help to resist alkalization, algae, fungi which is necessary to solidify the
finish paint coats. When the primer sealer coats are dry perfectly, the finish practice should be painted
with 2 coats that separated about 2 hours from each other

-

Drying time: Depend on the kind of paint the drying time varies as follows: Touch dry : 15 ÷ 25 minutes;
Drying time: 2÷4 hours
7.3. APPLICATION:

a. Putty application:
Surface preparation: Ensuring that the surfaces have to be clean and smooth before. Available
moisture of surfaces is less than 12% (refer to manufacturer specification).

 Mixing: Using ready mixed powder. Rate of mixture water/powder depended on manufacturer’s
instruction. The powder should be put into water gradually to avoid clotted. After the powder
absorbs water, it is stirred by a handle stir machine or stick until getting the flabby and identical
mixture. Waiting for 7 or 10 min., then stir again before using.
Practice:

 Daub the putty on the surface at least two layers. The putty mastic thickness of
each layer should be less than 3 mm.
 The fisrt layer will be applied horizontally then vertically for second layer or vice
versa.
 Using steel trowel to press the slurry to the wall/ceiling surface for first layer.
 Between the plastering of the first and second layer, using sanding block and
sand paper to smooth out uneven surface.

 After the first layer has dried and been sanded, a second application will be
made in a similar way.
 Repeat the sanding and touch up putty until get a smooth, fine, even surface.
 The total thickness of applied putty must not be more than 5.0mm thick.
 Wall surfaces around door openings and window openings shall be kept without
putty application for sealant application until completion of door and window
installation.
 Putty application onto groove lines in walls shall be in required coats and sanded
to make smooth surface, straight edges and aligned for paint application. Pin
holes, blow holes in wall plaster surface or concrete surface shall be filled up
properly.
 Curing time for each applied layer shall follow strictly manufacturer’s instructions
but shall not be less than 24 hours before sanding
 At areas where ceiling is to be installed, putty shall be applied along ceiling lines
at least 10.0cm width above and below each side from the ceiling level then at
least one finish coat to be applied for ceiling installation.
 Sanding work shall be carried out right after curing time finished
Inspection:

 Check the solidity, uniformity of putty to ensure that there will be no honeycomb,
hole on the surface.
 Using straight bar and lighting the check the evenness, smoothness of surface.
a. Sealer Application

-

Prior to sealant application, Subcontractor shall check and ensure the surface of
sanded putty has been flat and cleaned, no dust remaining, no laitance.

-

A combination of lighting method with 2.0m long aluminum ruler to check the
flatness of sanded putty surface shall be recommended before sealer
application.

-

Substrate temperature shall not be below 10o C and above 35o C and at least 3o
C above the dew point of the air.

-

Subcontractor shall ensure the dilution, the consumption and the number of
coats shall strictly conform to manufacturer’s instructions. Thinning of sealer at
site shall not be recommended.

-

Curing time for each applied coat to be re-coated shall not be longer than 4
hours. The surface shall be dry and free from any contaminants prior to
application of the subsequent coat.

f. Paint Application
 Acrylic emulsion paint application shall conform strictly to manufacturer’s instruction.

 Substrate surface shall be checked for cleaning and temperature, moisture and recorded by
Subcontractor before paint application. Substrate surface condition records shall be submitted
to Kajima Vietnam as evidence during the final inspection of painting work.

 Use of scaffolding for interior wall painting shall not be allowed. Ladder or chair ladder is
required to be used.

 Colour of paint to be applied shall be confirmed by Kajima Vietnam with approved colour
sample panel prior to application.

 Application of each coat shall be inspected by Kajima Vietnam prior to recoating and
drying time of each applied coat to re-coat shall not be less than 1 hours;

 Paint consumption for each coat must be as required by manufacturer and wet film
thickness shall be measured with comb gauge at the time of application.

 Dilution of paint on site shall not be recommended. In case a site dilution is required,
conformance to manufacturer’s instructions shall be taken and measuring tools and mixing
equipment must be available at site. Without measuring tools and equipment, the dilution work
shall not be started.

 No part mixing of 2 components products is allowed under any circumstances.
 Paint application method shall be in the same to all areas, except areas where using method
of application has not been suitable or cannot be used but the approval of Kajima Vietnam

shall be received by Subcontractor before applying.

 Brush application may be allowed to areas where roller application cannot reach such as wall
corners, groove lines, openings and positions adjacent to ceiling lines, etc…

 Brush application shall follow the principle of perpendicular application of coats to avoid
stripe phenomenon of applied paint.

 For gypsum board ceiling painting, roller application is required. Protection to floor and wall and
other adjacent items including MEP installed items during ceiling painting is required at the cost
of Subcontractor.

 For wall skirting painting, unless specified otherwise on the drawings or contract, paint for wall
skirting shall be easy to clean, odourless and exterior paint system. Line marking for skirting
shall be carried out before wall paint application.

 For exterior wall painting, unless indicated otherwise on contract, Subcontractor shall provide
scaffolding system with dust mesh as protection to paint has just been applied from dust and
strong wind. In case it is raining during exterior painting, painting shall be stopped and only restarted when substrate surface has checked and met requirements for moisture and
temperature. Failure of exterior paint application caused by raining shall be re-applied after
removal of failed paint coats at the cost of Subcontractor.

g. Spraying compound for Texture coats of Exterior Walls
Mask all adjacent areas (with sufficient area and adhesive properties)
 Spray.
- Remove all overspray immediately.
Allow 0.6 m between gun nozzle and surface to be sprayed. Spray Compound with gun
nozzle 90 degree angle to surface. Best results are obtained by confining length and height of spray
area to body dimension of applicator (i.e. height of reach and width of arm spread), continuing with
additional spray areas until complete wall surface has been coated.

Plan spraying work to finish at joint line at end of work period. Do not overlap previously
sprayed dry compound.
Immediately remove any excess compound with a knife and return to hopper. Re-spray.
vii. Re-spray area with too little compound to conform to specified texture.
- Sprayed compound shall be fully cured at least 16 hours before paint coat application.
Top Coat Application Procedure:
Top coat Material shall be prepared in accordance with manufacturer recommendation.
i.

Shake and stir top coat thoroughly to get complete pigment dispersion

ii. Use standard practice, roll or spray, to assure conformance to specification requirements.
Brush application may be used for small areas or touch up only.
iii. High volume low pressure (HVLP) spray or conventional pressure feed spray. Do not use

airless spray. Only correct safety equipment shall be used at all times.
iv. Use pressures and nozzles recommended by the product manufacturer.
v. Spreading rates: As recommended by the product manufacturer.
vi.
In closed areas, use applicator masks and exhaust
ventilation.
vii. Texture spraying shall follow the below requirements:
Heavy Texture: Use 8 mm (1/3 inch) nozzle 3-4 kg/cm2
Medium Texture: Use 6 mm (1/4 inch) nozzle 4-5 kgcm2

Fine Texture : Use 4 mm (1/6 inch) nozzle 5-6 kg/cm2

h. Sampling:
Submit the following samples which shall be representative of the materials used in the permanent
works for AEP paint system (Interior and Exterior):






3 bags of putty of 20kg /bag.
3 cans of sealer of 5 litres /can.
3 cans of AEP paint of 5 litres /can.
3 painted sample panels of size A4 with all proposed coats.

i. Materials handling, storage and delivery
• Where paint materials are delivered to site, they shall be unloaded by hand and arranged tidily
without broken cans, torn label of cans, seal broken or other damages. Any damaged items
shall be removed by the subcontractor.

• All paint shall be delivered to the site in manufacturer's sealed containers. Each container
shall be labelled by the manufacturer. Labels shall give manufacturer's name, type of paint,
formulation, colour of paint, instructions for application and other significant information.

• The Subcontractor shall show his approved of paint system samples with colour code
to Kajima Vietnam for check and comparison during delivery inspection for acceptance.

• Materials such as putty bags, sealer cans shall be clear of the ground on an even surface and
protected from rain, contamination or other damage.




Material delivered should be stored at enclosed storage with 100mm above ground level and
covered by plastic protection in order to prevent the moisture. These packages should be
stored in piles not more than 8 bags high.

9. QUALITY CONTROL
9.1. TOLERANCE:

a. Preparation:
• Straightedge of 2.0m aluminum ruler: gap not exceed 2.0mm for substrate surface
• Substrate moisture: not exceed 12%
• Environment humidity: not exceed 75%
• The substrate temperature: not be below 100 C
j. Application:
• Thickness of applied putty layers : 1.0 mm ~ 3.0mm but total thickness not exceed 5.0mm
• Dry film thickness of applied sealer coat :30 microns ~40 microns
• Dry film thickness of applied paint coat: 30 microns ~40 microns and number of coats not less

Check for substrate surface condition including:
• Loose parts, laitance, cracks, hollowness, contaminant, spillage, etc…
• Curing time, drying and moisture;
• Flatness,
• Groove lines, joint, wall corners, right angle, etc…
• Cleaning and rubbing down


k. Inspection of Painting
Painting sequence:

Appearance: homogeneous colour, no waving, no spots, no stripes

9.3. PROTECTION

 Subcontractor shall provide the proper protection to his delivered materials at his cost to
ensure the quality of his materials as approved ones.

 Subcontractor shall provide the protection to his works until the hand-over of his areas to other

Subcontractors for next works with the witness of Kajima Vietnam. Any damages to works before
hand over shall be under Subcontractor’s responsibilities and shall be repaired by Subcontractor at
his cost.

 Subcontractor shall keep his barricade and warning notice to restrict or forbid any traffic in his
working areas, especially in areas where paint coatings freshly applied.
9.4. DEALING WITH DEFECT
Many problems can occur during painting. Sometimes, they occur simultaneously. Understanding the
causes of some of these defects can make the paint job easier.
Here are some common paint defects and their solutions:
Sagging
Sagging happens when the paint drops downward after being applied on
the surface. It is caused by the pigment separating from the paint and
settling at the bottom of the container and comes as a result of insufficient
stirring or shaking during storage, storing for too long or under too much
heat, or faulty thinning.
The solution:


Avoid storing in hot locations for long periods.




Store in accordance with the manufacturer's recommendations.



Thin only with appropriate recommended thinners.
Wrinkling
Wrinkling happens when the paint forms film-like undulating waves.
Applying too much paint, or drying during high temperatures, or painting
on a topcoat before the undercoat is dry can cause this defect to happen.

The solution


Avoid applying too much paint.



Make sure no paint accumulates round bolts, rivets, etc.



Wait until each coat dries before re-coating.

Decolourisation
After paint is applied, it may fade or discolour. This is caused by particles
in the wall reacting with the paint when it is drying. Decolourisation could
also be caused by water seepage, or by contaminants in metal or wood.


The solution


Repair water seepage.



Make sure surface is dry before painting.

Apply an alkaline-resistant or oil-based paint.

Peeling
Peeling is caused by moisture on the wall, poor surface preparation or
using the incorrect painting system. This defect happens on walls as well
as wood or metal surfaces.
The solution


Check and repair water seepage..




Ensure walls are dry before painting.



Use an alkali-resistant basecoat or sealer



Patch surface defects with putty.

Chalking
Chalking occurs when ultraviolet rays cause the paint binder to
disintegrate. It can happen when interior paints are used for exterior
surfaces.
The solution




Remove any unstable paint films.
Allow wall to dry thoroughly, and repaint with recommended paint.
Make sure paint is not adulterated with foreign materials.

Blistering
This is caused by moisture being drawn through from the wall to the paint-wall interface.
The solution


Remove any unstable paint films. Allow wall to dry thoroughly, and repaint with recommended paint.


Blisters
Also caused by water seeping out of the wall surface. Peeling, efflorescence, and watermarks are also caused by
high moisture content in the wall surface.
The solution


Make sure the wall is completely dry before painting.
