OVERVIEW
The construction in Vietnam is still the developing industry, it still needs to change and
update the new technology all over the world. After joining WTO (2007) Vietnam
opened for many foreign investors and has been integrating into the world economy.
From 2008, the average GDP growth rate was 5.5 percent. In the early 2008, Vietnam
was confronted with the overheating economy resulting from massive capital inflow.
Thanks to this, the construction filed also did make a big step in both the amount of
work and the quality of work. In 2007, the growth of construction was 12 percent, but
it did not remain in 2008 because of increasing in the interest rate. But actually the real
estate bubble exploded during this year. Until 2009, the decrease in interest rate and the
increase in the construction material price made the sector grew 11.36 percent more
than the previous year (2008). And this was the good time for the ongoing of this
industry especially the foreign project.
At that time, the real estate industry continued to lead in attracting the FDI and in 2010
the sector increased 11.06 percent compare to 2009. However, in 2011 and 2012, this
was the downward period time of construction industry. The global recession had hurt
Vietnam’s young companies which lacked of experience. The real estate seemed to
freeze and slump. After that, this field has been recovering and the outlook is favorable.

Eventually this is growth more rapidly with the strong rate due to the stable of the
economic conditions. And with the urbanization are still growing gradually, the
expansion in the tourism and investment in infrastructure project will support the

The precursor of A-Chau Company is a group of experts which includes: Professor,
Doctor, Master, Architecture, and Engineer – from the design consultant team,
Architecture Institute, Architecture University. In 2002, A-Chau Construction
Technology and Architecture Consultancy Joint Stock Company was found with the

group member’s unity and the supervisor’s support. The business registration
certificate No. 0103001064 was made on 20/05/2002 by the Hanoi department of
planning and investment.
1.2 Main tasks of the company
A-Chau is a pioneer in the research and application of new technologies in the
consultancy, design, project management. With the business motto of "quality, safety,
efficiency", the target’s company is on the top quality of Construction Technology and
Architecture Consultancy field.

CHAPTER 02: BUSINESS ACTIVITIES IN THE A-CHAU CONSTRUCTION

2.1 Characteristic of busniness activities
A-Chau is the construction company so the product has the basic features of this
industry. They are durable or long lasting output such as house, building, road, etc large
and heavy units, unique, immobile, complex process, and expensive. Construction
industry needs a lot of worker with many level such as skilled labor or unskilled labor.
And it will be different locations, different resources, different inputs and different
stages of their process. Therefore, the manufacturing is very complicated, and we need
time to test the quality of the construction. On the other hand, this is fixed product
suffuring the change from topography, geology, hydrology. All these products are not
be directly traded like any others untill the contract have been signed. The material
must be bought depending on the total estimate cost and payments to be made at
specific segments or intervals of the project, not pay at all.

Basing on the unity process, A-Chau has great achivements which contributes to the
success of construction industry, to construct the typical building in VietNam.
2.3 The Organising of Business Activities Management Apparatus
The Apparatus of A-Chau company is quite compact in order to support all the
demanding activities.
2.3.1 Board of Director
They play a main role in the work construction and follow the terms of contract with
the investor. During the working period, they decide the commander works and

consider all the recommandation to mobilize the engineers and workers. In addition, all
the problems relating to the quality of works such as: technology, machines, finance etc
need to be solved quickly so that the shedule will not be affected.
The Board of Director participate in the periodic briefings or unexpected meeting with
the investor to handle all issues ( relating to the contract’s condition, a work in
progress, etc)
There are three managers supporting the director: Technical Manager, Contract
Manager and Project Manager.
2.3.2 Company Departments
All departments support the Director in production management, follow and provide all
the stuffs so as to meet the conditions of work:

Monitoring the progress
Checking and tracking to ensure the right process, technical rules, quality, fire
safety, environmental sennitation.
• Accepting and settling the construction with the commander works
A-Chau company has total six departments:
a. Administration Department.
They helps executives roll out workplace initiatives, as well as administrate daily
affairs. They manage all employee’s profile, arrange the recuting workers & labour
regime, organize meetings, and monitor expenses. Traditional office duties, such as
filing, copying, scanning, ordering supplies and overseeing supply reordering, are also
preformed. Especially, they must realize the critical role building departments play in
the overall success of a project and consider governing agency’s role - an important

member of the construction team. This team has to establish and maintain ongoing
relationships with countless governing agencies not only in Ha Noi but also other
convinces to support the company in “bidding race” and the period of construction.
b. Planning Department.
This department supprot the director in develope building plan, production plan,
business plan. They give the idea and update latest information about the technical
innovation so that the company can improve the working capacity and productivity.
Besides, all the business contract, local development and investment project,
liquidation from the contract, setting price of product, working schedule, maintain the
production activities are the mission of Planning Department.
c. Finance & Accountancy Department
The Finance & Accountancy Department makes the financial planning about
purchasing and installing machinery project, building new factory, etc. They must to
ensure the proper use of funds, the transit – oriented development fund along current
and future plan. And every months, all the information about the revenues,
expenditures, cost, etc. is reported to the Director on time. However, they need to
follow the rules of government to pay taxes for the company and social insurance
premiums for the worker.
d. Material Department
This department have a moral obligation to mobilize the machines, devices between the
different construction units, purchase equipment basing on the plan from the Planning
Department and the total budget from the Finance & Accounting Department. They
also need to ensure every machine in good conditon at least to ensure the required
quality and schedule.

e. The Construction & Engineer Department
Performing the bidding procedure, manage all the works at the same time. They need
to combine management skills with their knowledge of construction methods to build
facilities that are safe and on budget.
The Mechanical and Construction Team execute all works that won in bidding process.
Also, they have to insure the overall success of a construction project. This team
requires the experience and resources necessary to not only perform during an
accelerated construction process but also contribute during the critical design/value
engineering phase.

Marketing Department.
The Marketing Department’s mission is developing and delivering the company’s
product to customer as many as possible. They also need to update the information and
the general knowledge about the construction, the marterial to answer the customer’s
questions. They need to develope the company’s brand through the events, big projects
as the traditional way and also through the social media as the mordern way. Everday,
the common job requirements include sorting mail, answering phones, taking messages
and following up with customers. And they need to work with the Finance &
Accountancy Department to discuss about the budget for marketing, and then making a
plan for every month or eventually every quater.
2.4 The Activities of Marketing Department in the A-Chau Company
Each of the division in marketing department has assigned its respective staff to
perform marketing duties. The basic function is marketing of service and products
offered by A-Chau. In addition, to complete documentation of applications received
with updated follow up for proper utility of funds and recoveries of finance. They
perform duties of marketing and operations as follows:

In field work, the department works as a Marketing Image Builder, visits
different areas for maketing purpose, diffferent methods are used for this
purpose as follows :
By participating in local events
Arranging events and retailers’s representative meetings locally
By installing banners and posters at public places
It is also included in field work of Trade Marketing Executive to prepare feasibility
report of banners productions and continuous visit for proper banners installation by
vendor and financial matters.

In office work, this team prepares documentation from receiving information about the
new project. All proposals are prepared by Trade Marketing Executive that are
recommaded by the manager and staffs. Application is then forwarded to Regional
Office for sanctioning, which return to the marketing department to follow and
practice.
In details, firstly about the marketing strategy. According to Machael J. Baker, he
said:” Marketing Strategy is a process that can allow an organization to concentrate its
limited resources on the greatest opportunities to increase sales and achieve a
sustainable competitive advantage.” (Michael Baker, 2008). And among the
construction industry, A-Chau is not the leader in marketing. They always try to
capture the maximum share and the trend of market. At corporate level its grand
strategy is growth so they must to bring the innovation changes in products and service
quality. The company focuses to big customers with large project and appropriates to
their needs than the individual ones such as home designing, department designing, etc.
They educate the customers about thier products and service range. They also believe
that in customer service, and for this purpose, they work hard to provide maximum
service to their customers. Due to this reason, their customers are very loyal to them.

Secondly, this is the pricing strategy. All profit and many non-profit activities must set
price on their Prices for the prodcuts and services. Price is the amount of money
charged for a prodcut or services on sum of all value that customer exchange for
benefit. Price has been the major factor affecting buyer behavior. The marketing team
charges in shape of recharge on its different services and products keeping in view
internal and external factors. They set price which is directly link to its market
competitors price and base on the basic pulse charging so that with increase and
decrease of price in market will change the rates accordingly.
And about the promotional Strategy, A- Chau
is using following the sources of
communications. Personal visit to the customers, disscuss and give advise to them, and
also customers can visit in A-Chau company. With the mordern technology, the
marketing staff use faxes, telephone, emails as a fast communication media with their
customer.
SWOT ANALYSIS
The experience of the director will definitely gain the trust from the customer quickly.
The A – Chau director can use its as the resource in training the employee and develop
the human skills. With the good background and talent workers, it is the advantage in
bidding race compare to other compertitors. The logic of this entire cycle is very clear,
the more experience the leader is, the quality of human resource increases; the more
quality of the tasks perform, the amount of customers increases; the more customer, the
better of service provides. Furthermore, company will developed into the new level in
this industry.

During the recession of the world ecnomy, A – Chau company also was affacted and
their market share was also decrease. After the recovering period, A – Chau still focus
on the big project, does not invest much on the small project – home/ department
design, although it is now the trend. As a result, the marketing budget for small project
is also limited. It leads to the lack of discount and the marketing paln. Therfore, it is
hard for individual customer to choose A – Chau as the main investor/ the main
engineers for their building. In contrast with them, the young and small companies
choose the main strategy is attracting the individual customers. And of course they
focus more on marketing plan and also the discount program to take the project. With
the a good brand in the big construction, A – Chau can gain and build the trust to big
customer, and depending on its, it is easy to take some small-designing plan of the big individual investor. However, in the long run, A – Chau will lose the market share in
the home/ department design if they do not change the strategy.

CRICTICAL ANALYSIS OF THEORETICAL CONCEPTS REALATING TO
PRACTICAL EXPERIENCE
Theoretical concepts are entirely different from the practical experiences. This concept
only give the knowledge of the concerned matter where as in practical field sometimes
deviation is imperative from the theoretical rules and regulations to accomandate the
customers and to enhance the business activities. All the theories are not applicable in
their original form in practical life and some necessary amendments and deviations
become unavoidable.
Normally, as student’s thinking, the social media is the fastest way to approach the
customer : website, facebook’s fanpage, youtube channel, etc. And although A – Chau
company did use website to promote their brand, they did close it for one year ( since
2014). And they also do not use other social media like facebook or youtube. So why
they do it, why they deny developing the most convinent way like this. The main
different is the essence of business. As I mention before, A – Chau does not focus on
the individual customer with small project as much as the big project, moreover, they
build the trust and brand through the experts who support the company activities. They
do not need to do a big promotion, they gain their investor’s trust by themselves and
everyone will find and come to the company if they want. Depending on your customer
to make a marketing plan on your own way and it is a crucial lesson I have learnt when
I do internship in here.
CHAPTER 03: INTERNSHIP PURPOSE AND ROLE
3.1 Internship Purposes

Internship is a former programs which provides the pratical experience to the new one
in this field. So, for all students like me, I believe that we need and must have to do
internship before graduation for many reasons.
The first purpose is understand more about the realtiy marketing, not like the theory. In
fact, doing marrketing is not simple. We need to know how to build image through
banners ( how to choose the color, how to arrange the content, how big the banner is
enough) and know how to make video to attract more customers ( what is the main
content of this video, which background color is suit the best, where should we put the
camare to have the best view, the total constuction’s view for customers) , etc.
Marketing is not doing everything to sell the product, it is also about how we
understand our products.
Next is about the gaining experience. It can’t be easy for me to aplly all the knowledge
I have learned for 4 years into the reality with only 6-weeks, so I know that I need to
practice more and more. The theory is different with the working environment and it
requires everyone to change, to study, to update day by day; especially for the senior
student like me; in order to adapt the employer requirement in the future. The
strengthen of intership is giving me visible work experience and also provide the good
point in my resume, in general.
And the final purpose I myself believe that is useful for every student is undestanding
bout the working environment. This is not a game, you are in when you want to join,
you are out if you want to quit. It has a rule forcing you to follow. You have to learn by
yourself, have to work individually, have to be responsible for your fail. As important
as its, you need to learn how to work with a team, not for yourself anymore, for your
team now. You can not leave all mission for your leader as you were in university.
Working with other people, respect their value, respect their experience, or if not, it

will be hard time for you to face with many difficulties without any help. You can be
the best in your class but not the best in real, you have the teacher’s help in class, but
nothing in working enviroment. And I believe that internship is the opprotunity and
also the trap waiting for anyone. Changing to adapt and survive or preparing a coffin,
depending on yourself.
With all three purpose, A- Chau company is a right choice for me to practice and gain
experience in marketing field.
3.2 Internship Roles
As I mentioned, A-Chau company mainly focus on the customers with the big project
and also the formers are group of experts which includes: Professor, Doctor, Master,
Architecture, and Engineer – from the design consultant team, Architecture Institute,
Architecture University, so that the company actually gain the trust from the customer
first. Recently, they did care and boost the home design and department design. So the
marketing team divides into 2 main teams: one team is responsible for the main
customers, large project which brings the high revenue, and the left one is responsible
for the individual customers. And the company gives a chance to practice and work in
the team working with individual customers.
3.2.1 Operation Role.
In the two weeks of internship, I spent almost of time to read documents as well as do
normal office works including arranging, classifying documents; typing, printing
reports, catalog and preparing important documents for meeting. I read material
relating to A- Chau establishment, development and business regulation to know more
about company that I am working for. After that, I continue reading construction and
design documents, it is quite difficult for me to understand all of this at first, but I try
my best to understand it myself and find more information by using social network in

order not to disturb the junior staff. And finally I focus on the product range,
characteristics as well as the process to make a contract with customer so as to do my
job better. In addition, not only our documents, I need to know about our competitors how they promote and the price of each product.
Actually, I consider more about the price, because it not only depends on the price of
material, on our company, it also depends on our competitor’s price. There is no fixprice in this fields, the price is different from the place, from the material, from the
quality of design so we cannot apply for one price. And in fact, the price is decided
before it has been working, so we need an experience staff to set price with customers.
In the last four-weeks, I participated in the real mission in the marketing department.
At the beginning, it is still difficult for me. I need to listen to the way of
communication - how to answer the phone, and I need to remember the catalog, the
character of our product to introduce to the customer. And I need to follow the process
of this team to complete my mission.
3.2.2 Operation Process
Operation Process follows these steps:
1. Receiving customer’s requests from the hot-line (telephone) or email and
information about this building/works.
2. Choosing the kind of service: Providing the customer all kinds of our service
(See figure 3.1) by calling customer directly or send an email.

3. Moving information to the mechanical & construction team: After having the
agreement of customer, this team will visit the customer’s house to recheck all
information exactly ( Not all customer send to us enough information) and
make the survey and finnally discuss with customer and make the construction
drawing.
4. Preparing the price list: After receiving the data from the mechanical &
constrcution team, our marketing department will make the detail pricing list
and send to customer.
*Sometimes, when the customer required the different products which doesnot
belong to our filed, the marketing team needs to find the other distributors,
compare the price and make the report to the customer.
5. Making contract: Having the agreement of customer about the drawing and the
price, our marketing team needs to recheck all information and prepare a

contract. All the necessary documents are given to customer and the mechanical
and construction team in both soft and hard copy.
*If customer does not agree with any terms in the contract, we need to discuss
and recheck until both sides agree.
6. Importing the data on the company’s data.
7. Notifing the customer through email/telephone if there is any problem during
the constructing time.
8. Sending the invoice: After completing, the customer will receive the invoice
form the marketing team and pay all money by cash or credit card (the customer
can choose).
9. Closing the contract.
This operation process is the first job all internships need to follow, remember and
perform well at the beginning. This is just the stepping stone for me to understand
about how the marketing department works, how they make a contract, how they gain
the customer’s trust. And thanks to this, now I can move to any marketing department
company without crestfallen.
In the last two week, it is luckily for me to enter the real contract. Actually I play a
small role in this process, but I am happy to help the staff doing this job. First, I receive
and collect all information about the customer’s address, the basic idea of customer
about design style and give it to the senior staff. Secondly, I make an appointment
between the customer and my construction team. Waiting for discussion and the
agreement about the drawing and the style, I have mission to send an email to customer
again about the pricing list.

During the time to prepare the pricing list, there is on items which my company can not
provide. So, we need to find another supplier selling the dinner chair which is suitable
with the design and make the customer satisfies with this. Following the information
provided, other staff and I search and find the information. After that, I collect all data
and make the report to the staff who has the main in charge of thi project. My skills in

searching and filtering is quite good so it does not take me a long time to find and
make an report. And the main staff do give me a complient to push me go ahead.
And of course, after re-agreement, our team make a contract and I print, submitte the
hard and soft copy to the mechanical & construction team and the customer. Finally, it
is the invoice is send to inform the total cost. With the satisfaction of customer, I
believe that the project is totally performed outstanding and I also receive the good
praise from the senior staff.
CHAPTER 04: EXPERIENCE AND TASK ACHIEVEMENT
4.1 All the achivement
Internship is a job training for all students who is preparing to have a good job or
eventually the professional careers in the future. And for me, this is a big opportunity
to work in a more than ten-year company, not too young and not too old, it is still
developing and also is led by the masters in the construction industry. I did also be
trained in skills and knowledge in marketing filed, and prepare for myself after
graduation.
4.1.1 Business Strategy
After the internship period, I believe that A – Cha have the unified strategy to maintain
the defined main market. They also invest in home/apartment design field but not too
much. And we can not deny that the director is very successful in showing and
practicing the strategy, and helps the company follow to the right way they want. It
proved that they understand and develop well their ability in the first stage, in the first
period. Through A – Chau company, I also have chance to get an overview about the
opearation of the company, the mission of each department, the way to connect
efectively between different teams to complete task.

And it is very pity if A – Chau company do not have marketing plan in investing the
home/ apartment design as well as the foreign project. Having chance working with
foreign investor is sure to bring many advantages for this company (technology,
management, design). This must push the company into the new level in this industry.
4.1.2 Marketing & Soft Skills
This is the main task I was trained and taught a lot. Not only the basic knowleadge
about the construction, but also the way to communicate with customer. I did have a
lesson about the patient and the flexibility. We need to listen to every demanding of
customer and make them satisfy with the right service and product we provide. And
although all of the staff are busy with their tasks, they did try the best to help me
fighure out what I dont understand such as the detail data about the design and material
in construction, espacially the skill in collecting information and prepare report.
Thanks to all of them, now I know how to write the report more profession and also I
make a big step in improving my Office Skill including Excel, Word and Outlook. This
is the true and necessary skill for every students to prepare before working in the real
enviroment.
There is one more skill you need to improve and learn is how to manage your own
time. Having new contract means that having many task needs to be performed.
Everything needs to be under control to ensure that your team satisfy the customer as
soon as possible. This aspect is not easy and I myself still need much more time to
practice and avoid carefully for any mistake I made. To ensure that there is no problem
while working, I need to observe how staff works, communicates with each other and
customer, how they build their plan in one day working, and their own style in order to
aplly for myself in the right way. By helping staff, I can learn and understand more the
detail in their job everyday and also build the good relationship with them and the
other trainee.

This is the true and important skill that I really need not only in my job but also in my
real life in order to prepare for my future plan, for my path. Working in a group in A –
Chau company makes me more understand about the team-work. To cooporate with all
other colleagues, I myself must think as a team member, there is no place or no
thinking for individualism and it is very hard to complete all job by myself.
CONCLUSION
Marketing is the still the acttracting field to many students like me. Although this is a
big distance between the theoretical and practice, we need to understand the whole
theory first to apply it and adapt to the real situation. Beside, with the development of
technology, we need to learn by ourself many other mordern tools to make the
marketing plan more successfull. And the most important things is understanding our
products, we do not sell just only the product, we sell the value of this product; the
more value we creat, the higher revenue we gain. The customers do not only buy the
product, they buy the value of its; the more value customers recieve, the higher number
of sale is.
